House construction in Baden-Württemberg - Planner first or bank?

I'll leave the 60k€ for the basement for now. But without providing your house data, your 205k€ can't be assessed at all.

If you calculate with 1900-2000€ per sqm of living space, like almost everyone who approaches the matter realistically, then you can expect exactly 102sqm-108sqm for that amount.

Has the bank confirmed that you can take 25k€ for the kitchen and furniture? Or is that your wish? Furniture/kitchen do not increase value and can actually only damage your loan-to-value ratio.

The land costs look good. When will you receive the 3000€ subsidy? Isn't it usually paid out after moving in, if at all? Here with us, there was such a thing, people relied on it, and then didn't get it afterward.

Yes, that should be fine.

However, I'm concerned about the incidental purchase costs.
Are these different incidental purchase costs than when buying land?

Fees for the notary and land register as well as real estate transfer tax.

When I bought the plot of land, I already included the notary (and land register costs) at 2% and the property transfer tax at 5%.

Are these costs incurred again during the house construction? Certainly not the property transfer tax. But what about the notary and land register fees?
Would I then have to plan around €10,000 for this? A lower amount should be sufficient, right?
