House building: fits or bursts?

Electricity, water, telecommunications, and possibly gas are definitely missing.

I simply lumped everything under incidental construction costs, my mistake.

Electricity, gas, etc. are calculated at €350. Or the connection costs at €6,000.



In addition, most of it is planned as DIY.

You have €3000 listed for groundworks. But that is the best-case scenario; some people with slopes and unfavorable conditions add a zero to that (but this is rather not to be expected here). However, €1000-1500 is missing for a soil survey, possibly including chemical soil analysis for the landfill.

If I now start from our "turnkey" price (for you that is 189,000), then we have the following additions: 1) Upgrades: approx. 12%, 2) Civil engineering costs, approx. 12% (increased due to basement + hillside location), 3) Painting work + floor coverings: 12%; 4) Outdoor facilities 10%; kitchen, lamps + furniture: 10% 5) House connections + fees + taxes + expert reports: 8%.

So a total of 64% additional costs

A budget of just under 300,000 euros + [Grundstück] would be required from you. But then you would be on the safe side, since you are building without a basement.
