Help with the house floor plan, improvement suggestions?

Thank you, yes that is clear to me: real estate transfer tax for the property and notary. It is also clear that the best materials are not included in the price. I will do things like plumbing, doors, tiles myself, and that will then be deducted from the price. The only thing they don’t really want to do is plumbing, but even there they said if I provide the material myself and have it connected by their plumber, that is not a problem. Regarding the warranty. There will certainly be additional costs for electrical installation. But how did you arrange it with the bank? My bank says they need a fixed price. I have a cost estimate, that is enough too, but there will certainly be extra charges. I have 30k myself which I then have as a reserve, but what if I need more? Is it easy to increase a loan?

Where I also can't decide is the heating. Is the €5000 extra cost for the geothermal heat pump worth it? Or should I stick with air-water? I have read a lot on the internet, there are so many pros and cons. Somehow, it doesn't make you any wiser.

Property transfer tax also applies to the building when dealing with a developer, not just the land.




Somehow I don’t really believe the €5000 either, since the drilling already costs much more than €5000. What happens if the soil does not meet the standards and you have to do several drillings or drill deeper? Since the company has already built several houses in the residential area, just ask the future neighbors what additional costs came up and maybe one or the other has taken geothermal and can tell you if the drillings were sufficient.

Personally, I am not convinced by air as an energy source for heating in our latitudes, so I would pay the €5000 immediately (provided they are really guaranteed). As €uro nicely says, of course this could also turn into a money pit. But better to bury some pennies than euros. ;-)

But the building is being constructed, I am not buying it. Do you still have to pay real estate transfer tax? I didn't know that. I am also leaning more towards geothermal energy. Well, we'll see, I am now waiting for an offer from the bank and then I will make another appointment with the architect. Then I will inquire about everything in detail again. I will definitely report back. Thank you very much for your help. What started as simple floor plans has now become a big deal :-)

Yes! With a developer, you buy the building along with the corresponding plot of land.
