P.S.: Never infer product quality from the salespeople. Making catalog models only adjustable in grid increments is a peculiarity of the self-build house sales channels. The standard nowadays (unfortunately) is to fulfill every individualized planning request down to the centimeter.

I commuted from Nuremberg to Schweinfurt for many years and lived in the Südstadt myself. We searched for a plot or house in the metropolitan region for several years. There were not many offers, and if there were, they were very expensive.

The region is completely overpopulated. The infrastructure cannot handle the crowds. The S-Bahn from Bamberg is completely overcrowded during commuter times. The Frankenschnellweg is not a highway, more like the Franken traffic jam route. Whether you want to get into Nuremberg early in the morning or leave in the evening, you are practically always stuck in traffic.

In the morning it was still manageable, but I already left at half past five. In the afternoon, it took an hour to cover 5 km. At a walking pace through the city.
Traffic jam on the Südtangente, traffic jam at the city limits, traffic jam at the BMW traffic light.

Today I am very glad to have moved to Saxony-Anhalt. Clearly more quality of life in all areas.

For many acquaintances, the dream of owning a house did not come true. Not in the metropolitan region.

The best thing is, with the ICE Sprinter I am 1 hour and 36 minutes from Halle an der Saale to Nürnberg Hbf.

My dream of owning a house came true, just not in Nuremberg.

There are still some affordable building plots somewhere. Towards Schlüsselfeld, Geiselwind or down towards Eckental, Schnaittach.
Herzogenaurach, Frauenaurach is completely overpriced. An acquaintance sold a 30-year-old semi-detached house with a tiny plot last summer for 700,000 euros. Simply insane.

is not looking in Nuremberg, but in Hesse This is not fraud. It is just a promise they cannot keep. Yes, sure. They are all in harmony with the municipalities. Anyone who believes that a nationwide company has more influence than a local architect or regional construction partner is mistaken. There is no collusion or bribes though. Possibly municipal political decisions ;) They can say a lot. But a contract is a contract - those who look into the fine print are better off. Yeah, right... like every prospective builder just walks around. No, honestly: do you think someone goes through the village for a living? Flexibility has nothing to do with seriousness.

Let me tell you something: After we had Heinz von Heiden send us a catalog, they contacted us voluntarily a few times. Saying they had a plot and could make us a house offer on it. That was three days later, after the plot was seen on the portals - also by us. Every active house-building company grabs at that without preference and informs potential customers. That is called service, a win-win for both, if it fits. But anyone who sells that as a promise or a service I consider to be unserious.

Of course, in most cases it is fraud: the prospective builder is lured into a construction contract with a property, regarding which the provider of the "property service" has no mandate to offer, and over which he certainly cannot dispose by virtue of ownership. The creditor of the promise is harmed, the perpetrator acts deliberately in his own interest of enrichment (commission for concluding the construction contract). The perpetrator is also aware that the hope to build is the basis of the willingness of the prospective builder to enter into the construction contract. The prospective builder believes, 1. that it concerns a specific property; 2. that the service provider has binding access to it; 3. without the service provider he would not get this property. 1. is a lie, 2. "only" a deception, and 3. indeed, when considered individually, just a misconception. Overall, the criminal legislator really uses this harsh term for it. Only because of difficulties of proof (and of course lack of criminal complaints) are indictments rare.

Thank you for your input. Unfortunately, I was not able to find the Barthel Tips. Only many posts that praised these tips.

Are you yourself a victim? Do you work for a home builder? Or where does all this knowledge come from? I do read quite a few posts from you.

The editing of the collected Barthel tips as an eBook has further fallen behind in priority due to the Corona chaos. I myself cannot currently find where I last listed the sources (about two years ago, then there were about thirty of them)... now you unfortunately still have to painstakingly gather them here. But there are enough that it is worth it. Otherwise, you can also contact me directly and have the individually suitable ones selected. I do not work for a home builder, but as an independent (thus rather client-sided) construction consultant. The knowledge inevitably accumulates when you have been dealing with residential construction planning (mostly single-family homes) for four decades. In between, I was also active for many years in a similar capacity to an architect, and a few years ago a window manufacturer and subsequently a dealer.
