But probably without effects on third parties: the winners of the plots will not have to give back the plots, i.e. when the last one is gone, there are none left for the plaintiff. To already provisionally stop the awarding during the pendency of the lawsuit is once again tilting at windmills of a different league. In my opinion, this civil law question can hardly be integrated into the administrative court proceedings. That would mean another procedural step, which, however, could hardly start before the conclusion of the first one.

Hello, I also wanted to join the topic here. Please forgive me for reviving this thread. Sorry!

Last week we visited the show home exhibition at Allkauf Haus, Living Haus, and Bien-Zenker. We ourselves do not yet have a plot of land and currently cannot find anything on Immoscout or in classifieds. Allkauf Haus told us that they are in contact with municipalities and development companies and quickly find plots. We asked directly if there are costs associated with withdrawing from the contract. Answer: "No!" Allegedly, we can withdraw or say that we do not like a plot at any time. We do not have to take a plot. It seems as if the DFH scandal is no longer relevant at Allkauf Haus!?

Bien-Zenker told us the same, with the difference that their plot search takes place more locally. A person goes on site to look for building gaps and asks around in the neighborhood.

Personally, we found Allkauf Haus a bit more reliable in conversation because, for example, they can offset exterior walls in 30cm increments. Others apparently cannot do that!

What is your impression: is the issue with short sales or fraud in the land service still a problem with the above-mentioned companies?

We really cannot assess the risk and hope that the way these companies search for plots is simply better.

They can gladly look for the property, but I would definitely not sign the contract without there being a property. The house is always planned to fit the property.

do a simple test:



Ask if you can get that in WRITING from them... especially the part about "no costs" and that you can withdraw under any circumstances and at any time.

EVERYTHING you find here about the search terms "11ant Leerverkauf" or "Grundstücksservice" remains eternally relevant as long as people can be lured with it (you can see that yourselves). This was, is, and will never be a problem involving only named or unnamed companies.

You’d better not underestimate your own chances – scam artists are only human too.
Not only does the scam remain relevant, but also the "11ant Barthel tips." With those, you can do it yourself, without any catch and/or fine print.

Not even for that reason alone, because they don’t have any anyway. How the trick works and why they can’t / aren’t allowed to broker any properties is explained in detail here (see above-mentioned forum search terms).

What do you want from them? – Allkauf Haus and Living might be comparable – then Massa Haus would also belong to that group – but Bien-Zenker doesn’t fit into this line-up, as there are several wage group differences between them. Either you are looking for a shell construction, or you want a move-in ready build. I would also advise against committing to a particular building method.

I have already written quite a bit here about portals and why it’s better to buy beside the market as well.
It’s best if you open your own thread here, in which you introduce yourselves and your framework conditions / needs / wishes once, then you will surely get help. Place the completed questionnaire at the beginning (please without the questions that remain blank due to the still missing property).
