Hanging plot, creative ideas wanted

Dear forum community,

we have a hillside property with access from the top that is about 20m wide and about 45m long. It gets flatter at the bottom; at the top we have a slope of 15%. The slope runs from east to west and the previous owner already dug out a plateau[ATTACH alt="kreative-ideen-fuer-Hanggrundstück-565682-1.jpg" type="full"]70537[/ATTACH] across the entire width decades ago. The neighboring houses have also all filled in a plateau at this level.

Since we are a family of four and also need a representative commercial space in the house for customer traffic, we probably won’t get by with less than 200sqm.

Now I don’t find the idea of putting a three-story tower with 70sqm per floor there very appealing. On the other hand, given the width of the property (garage and carport also have to fit) and the slope, we can’t fit the rooms we need in the basement and ground floor either. If we build very far back, hardly any garden remains on the plateau.

Do you perhaps have more creative ideas on how to work with the slope so that there is still a small garden left? Or is the tower our only option?

Our budget is about 650,000 just for the house. For a few trades we have good conditions, however, since we have family businesses.

Right now I am simply looking to gather some ideas before we talk to an architect. We are very open when it comes to implementation.

Wrong order. Important: You need a real architect, not an "architect" (puppet of a general contractor). The slope itself is tricky enough, you shouldn't burden the creative with "ideas." Without knowing the development plan and especially its statements on reference heights and embankments, there is little that can be done. What kind of area is it anyway? In a WR, commercial space would be a deal breaker; in a WA, it is at least limited possible.

Which plateau?
How are the contour lines?
How is the building area?
Is north at the top?
What kind of storage rooms are needed?

It is a mixed-use area. The architect has his own office but occasionally works for local general contractors. He actually encouraged us to get some ideas.

The top is north. Approximately the upper two-thirds of the property may be built on. By plateau, I mean that the neighbors have filled in the first upper third so that there is a flat meadow from the basement level. The plateau on which the cellar is to stand has already been excavated. I can’t quite make sense of the possible fill layers from the development plan. It states up to 0.5m without securing and up to 1m with a retaining wall. The neighbors have filled in about 2m. In any case, the neighbor’s retaining wall is that high at the bottom. The commercial activity involves consulting.

If there is already an architect, then you also already have a professional development plan reading expert. Then we shouldn't be in the dark here. Regarding the fill, I mainly meant whether something has already been "used up" from the relevant framework by the previous fill. And reference heights are also very decisive for what kind of ideas (that could be implemented) one can even have. Consulting businesses are "non-disruptive," but also not relevant in a mixed-use area (MI).
