The contract is exactly 1 year old. That is why the commitment expires. We do see an increase in payment. However, only for what is outside the 12-month period.
Construction period 8 months. The handover date is December 1st.

What about the other 4 months? Whose responsibility are they? And whose fault is it that the house is not finished yet? Yours or the general contractor's (this also includes "delivery difficulties")?

The building authority is "to blame". They took 3 months. And then there are 40 days until construction really starts.

It is not so unusual for a building permit to take 2-3 months. You definitely signed an unfavorable contract, because even under favorable conditions like the notification procedure, that would be quite tight: 2-4 weeks until the building application is complete, 1 month for approval, 4-6 weeks for scheduling, 8 months construction time. For me, the question now is whether such planning is compatible with consumer protection.

I know… in hindsight you’re smarter. But that’s not really a problem. I’m only concerned about the additional charge which I simply find exaggerated. The boss himself wrote in an email that the whole house costs 51k more. But we are almost finished and are supposed to pay the increase for the entire house? I think that’s wrong… or how do you see it?
