GU demands a price increase on the entire house

um, the price fixing should generally relate to the start of construction. In other words, when the general contractor (GU) begins, he has to complete the house within period X at price Y. If he delays the construction, he has to pay penalties and not charge additional costs. With the contractor's argument, he could also delay the installation of the doorbell for 10 years and then demand the house price from you 10 years later. (Yes, this is exaggerated, but that’s what it comes down to.)

But the contract structure must be very strange, you apparently have already been to a lawyer and even he advises you to pay 15-20 k€?!?

Maybe you can provide a bit more information, as this doesn’t add up.

When is the contract from and how does the GU come to the conclusion that it is now 51....€? Own calculations or construction cost index?
Was the GU obligated to any advance services (e.g. building application...) that may have caused delays? What does it say about the construction period?

The contract is exactly 1 year old. That is why the commitment expires. We do see paying more. However, only for what lies outside the period of 12 months. Construction time 8 months. We have the handover date on 01.12

What about the other 4 months? Whose responsibility are they? And whose fault is it that the house is not finished yet? Yours or the general contractor's (this also includes "delivery difficulties")

This is not so unusual, that a building permit takes 2-3 months. You definitely signed an unfavorable contract, because even under favorable conditions like a notification procedure it would be pretty tight: 2-4 weeks until the building application is ready, 1 month for approval, 4-6 weeks for scheduling, 8 months construction time. For me, the question now is whether such planning is compatible with consumer protection.
