Warning, just (my) example and therefore generalized: But after signing the contract in August 2021 and starting construction in January 2022, we did not pay a single cent more, the shell was built to an exact 1 cm, so that the windows could be ordered in February and our biggest annoyance so far is that the plasterers messed up a window key. That is annoying for you. We had contact with many clients. Either acquaintances or in various new development areas. We categorically excluded general contractors with "mixed experiences." "Our general contractor" had consistently good reviews, so I consider the risk low.

How did you find the clients of your general contractor? To ask them?

Offline: known builders, drove/walked through the new development area and asked unknown builders. Online: read about the general contractor here in the experience thread and asked follow-up questions, builders' groups, "What's going on in the district XY" groups on other social media sites.
