what good is your house being top-notch to the friendly couple if theirs is not? Unfortunately, that’s how it went for us.

That is frustrating for you. We had contact with many builders. Either acquaintances or in various new development areas. We categorically excluded general contractors with "mixed experiences." "Our general contractor" consistently had good reviews, so I consider the risk low.

How did you find the clients of your general contractor? To question them?

Offline: known clients, drove/walked through the new development area and asked unknown clients. Online: read about the general contractor here in the experience thread and asked follow-up questions, client groups, "What's going on in district XY" groups on other social media sites.

I wanted to point out that general contractors often only send you to builders where everything went smoothly and then "encourage" them to leave positive reviews. At least that was the case for us. Our negative reviews are attempted to be deleted and we are certainly not on the list of builders contacted by interested parties.
