Where do you live? I moved out of my end-terrace house with garden share 8 years ago. The place had 157 sqm + basement! The monthly rent was €650 cold. Surely it has risen somewhat since then, but definitely not to €1500. The location was a trendy small town near a big city. €11 for 50 sqm is also quite different than for 140 sqm. Getting rid of tenants is known to be not so easy. But it’s not just about actual disputes. You live wall to wall with a foreign family and have to be considerate every day. For that, I don’t need to build a house. I can have that in any rental apartment.

I see it a bit differently: you become much more intolerant when it comes to your (rented) property than to neighbors who, just like yourself, have built and moved in – and therefore have to tolerate your own noise as well. As a landlord, as you yourself say, you can threaten with the termination sword or are convinced that you hold the stronger leverage. If the tenants then also romp "above you," you are constantly busy with re-renting and renovating :eek:

That is, at least according to our tax advisor and the lady from Interhyp, not quite correct. The interest for the rented part is simply deducted proportionally, even with one loan.


The 1500 cold rent is definitely achievable and the target group is the 2- or 3-person family for whom a carport and cellar are sufficient. We are located in the best A-location, 15 minutes to the center. Honestly, I see finding potential tenants as the least of our worries..... as already mentioned, the garden will only be for us (I have 3 kids myself;))

The idea to implement the whole thing as a two-family house only came afterwards after the conversation with the architect. As already mentioned, there is no doubt about getting at least €12 per sqm. The risk of not having luck with the tenants naturally remains. For us, it is primarily not about achieving a decent profitability (for that I have ETFs ;)), but about keeping the monthly burden low....
