OK - then I’m out of my argument in favor of renting out a semi-detached house. I simply didn’t read that.

Give the others right because without the garden share you cannot achieve a high rent. Because anyone renting for 12€ per m2 and then can only look onto the large garden from their balcony will think twice about not rather moving into a semi-detached house with its own garden for the same rent. Especially during the pandemic, having your own garden has gained enormous importance. And the return with 3000€ per m2 in construction costs and high interest rates is also rather suboptimal. Even if the plot is already available, the factors mentioned above should also be taken into consideration.

Every now and then someone comes around here with the idea of having their construction co-financed by tenants in a granny flat, extension, or like here a semi-detached house. So far, not one has been able to convince with their plan. Just read through the countless threads about this here first. In the end, in my opinion, the realization always remains that being a landlord of a single unit that still has to be built is never worthwhile. Plus the minus of privacy free of charge on top.

In the end, as can be seen from the title, I was only interested in the differences between a two-family house (single-family house with granny flat) and a semi-detached house. I did not expect such a fundamental discussion to develop from that. Especially since some parameters were not even mentioned to be able to give a general assessment of the project. You are absolutely right! As already mentioned, my primary concern was initially about the question of what different requirements there are for the owner in a townhouse or two-family house. I didn't expect the whole project to be questioned :D
