Is the provider not acting as a general contractor here? - which services have you taken out and awarded to others? - hopefully not the basement or the foundation slab?

Yes, it is our general contractor. We have not taken anything out of the house; it is turnkey. We are having the basement built by the basement company that our house company prefers as a partner company. The coordination between the two is going very well. However, we commissioned the basement separately; through the house company it would have cost almost 10% more.

A general contractor is no longer a general contractor if you have a semi-basement house built starting only from the upper edge of the basement ceiling (OKKD). That 10% more is exactly the lubricant that makes the coordination run very smoothly. You wanted to save the price of the service, and are now surprised not to even get the service?—tough luck. Is the architect only "independent" in the sense of a separate fee invoice (but mediated through the house builder), or why didn’t he prevent you from this stupidity?—what was the scope of services in the architect’s contract?

Since our basement is very expensive, we wanted to save the 10% surcharge. Only when I received the form for appointing the site manager from the city administration did it become clear to me that we still need an extra one who is not included with the house company.

I have to defend our architect. We had him and the plans before we got in contact with the company. It was agreed with him that he would step out after the building application. He was also under the impression that the house company would cover the rest.

Well, let’s see what we can achieve.

PS: What annoys me a bit is your choice of words. I would never write to anyone here that they have committed stupidity. That is a matter of politeness and style.
