I gladly wish that you will not regret it further on, but it unfortunately remains a stupidity: OKKD is a critical interface that should preferably be kept "in one hand," at least concerning overall responsibility (and thus exactly why the general construction manager is required). By dividing the house construction contract into two independent parts, you have opened the flank so that, in case of problems, both parties can easily shirk responsibility and shift the blame (or at least the responsibility) onto the other. It is what it is, whether phrased as a hymn of angels or in true Berlin style. Luja sog i, to quote the Bavarian in heaven once ;-)

We also build in BaWü - in single contracts. The architect was only commissioned for service phases 1-4. The building authority naturally requires a site manager. For us, it is the master bricklayer who will construct the entire shell (without the basement). Other trades will be tendered separately. Since we want to work with local construction companies, the shell builder had no concerns about signing and taking over the site management. He said that he knows all the trades anyway and has been working with them for years.
