Garage outside the building window + boundary construction?

Hello everyone,

the thread title actually says a lot. What are the chances (in RLP)?

Important info: There is already an old garage, which is outside the building area and which was built flush with the neighbor's garage at the time. However, both garages were built at a time when there was no development plan. Now there is a development plan with a clear building area. We want to replace the old garage with a new one, exactly in the same place. However, this would be outside the building area according to the new development plan. Does the building area have any relevance when building a garage?

Yes, it does happen, in what I consider the "worst" form seen in 's post , where the building envelopes were laid around existing buildings on the plot like swimsuits. Just tell me (without a link!) what your development plan is called.

No, unfortunately the exact opposite is the case: According to the new development plan, the garage would no longer be possible at that location, at least not in this length.



Here you can see how the new building line runs through the existing garage. The question now is whether it is possible to build a new garage exactly in the same spot, even though it would then be partly (possibly even more than partly with a longer garage) outside the building boundary.

Again, for better understanding, the areas of the garages in light green that would be outside the envelope according to the new development plan:



But maybe this doesn't matter anyway, since garages may be allowed to exceed the building envelope?

Except that the property apparently also lies on the boundary of the scope, you can hardly "recognize" anything. I can't "work" with such tiny sections! - where is the problem in simply stating the name of the development plan? You can also email me the link or the plan, to the same address I use here at gmx (de), which is probably by now "familiarly known for singing along" ;-)

Regularly no. Distance-privileged yes, but within the building window, as far as they don't have their own Ca/Cp building window.
