You don’t have to design a gable roof as boringly as I did; there are already nice and eye-catching ones.

So I think it's good that the OP stepped back. Otherwise, it would become one of those topics where the OP appears and wants to insist on lots of exceptions. He recognized that the property doesn't fit the house and is now looking further. It's good that he wants to search without pressure and then build. Good things take time.

I have to confess that I have now had two sleepless nights. The thought that we have made a mistake here keeps haunting my mind. Normally, plots of land in this size range start at €150,000.

In fact, I have politely inquired once again whether the plot might still be available.

If so, we will probably buy it first and then look for an architect. This person can then clarify in detail what and how can be built.

Normally, I can make decisions without doubting. Here, somehow everything is different. Strange.

Now it means – waiting.

Is there also a reason why the plot has to be larger for the "extravagant" Tuscan villa? 130sqm remain 130sqm. The offered plot would even fit such a villa as a bungalow. Especially since a Tuscan/city villa is generally understood to be a two-story house. There are many beautiful house styles. I wouldn’t get too fixated on one. The land market is scarce, prices are getting higher and higher. Is the desired look really worth possibly tens of thousands of euros? Sloped ceilings don’t bother in all rooms either, and it depends on how strong they are. You can also build single-story without slopes. Many roads lead to Rome.

In any case, it seems to me that inflexibility in the shape of the house is not worth a worse location. Strange birds on the other side of the neighbor’s fence bother more than slanted roofs.
