The two years of waiting have come about due to certain personal circumstances. On the one hand, the second parental leave of my partner, and on the other hand, waiting for my lifetime civil servant appointment.

We should actually receive [Baukindergeld] then as well.

We do not want to waive the basement, as it cannot be changed later and, in our eyes, it already adds some quality of life.

Pressing water is rather unlikely in our low mountain range, rather rocky ground, and therefore an elevation of the building by a few centimeters. Originally, I wanted to have the basement with precast concrete parts, as I thought it would be cheaper. However, the statement of the construction companies says the opposite, hence bricks.

The plot of land is not yet available, but possibly could be purchased cheaply from acquaintances.

I did not want to rely on your crystal balls with my question. However, it is about how much room for growth is still available or whether the prices are slowly starting to stagnate. After all, I think not everyone here in the forum is a high earner and that only such people buy houses. For the financing, I place importance on having enough breathing room to live and yet security until the end. The interest rates will not be cheaper compared to now. Hence the repayment loan.

First, I would buy a plot of land and only then start planning in detail. What if the plot belonging to the acquaintance doesn't work out? Another plot requires a completely different layout for the house, and certain types of houses may not be allowed according to the development plan. If you have an offer for a house from a company, you also have to consider that this will not be the final price for the house, as additional costs will always be added depending on the construction service specifications. The selection of materials will also not take place without extra charges.

There is hardly anything not allowed here in the area according to the development plans, so we are not afraid if it does not work out with the targeted plot.

We were aware that this is not the final price. Therefore, this amount as the loan amount and the equity capital for everything else.

I think a house with a square floor plan can be adapted to almost any plot by rotating and mirroring, hence the decision for exactly this house.

Cardinal directions do not rotate. Hardly anyone wants a guest WC in the south, and if access is from the north, the technical room will also move there.

It might fit, but it doesn’t have to. Therefore, please don’t fixate exactly on this floor plan. The chance is high that nonsense will come out of it.

Regarding the basement on rock... a few centimeters higher is one thing, blasting away a meter is another. Again, please don’t fixate on this, unless you are allowed to pick the best of 10 plots for the existing floor plan. Even if the development plans are flexible, the one found location does not necessarily have to be. You wouldn’t be the first here to suddenly realize after buying the plot that the planned dream house is not even approved there. Building according to §34 is also no miracle cure, as if that means you can do anything. On the contrary, without a development plan you rather expose yourself to the approval lottery. Therefore, submit a building inquiry before buying.

You didn't say anything about the loan amount. I’m building 140m² plus a basement and proceeded the same way you did. First, land and all permits/services were brought in with equity, and the bank considered everything except the additional purchase costs as equity. So the loan is only for the house plus surrounding areas.

Still, the place costs me as much as others want or are willing to spend including the land. And it keeps getting more expensive, even though it’s only starting in a month. Latest bad news -> we need 1.30m L-blocks towards the neighbor and not 0.80m. Because the neighbor or his excavator dug steeper from our border, which wasn’t planned. Hopefully, that will only be about 3k€ gross for 29m.

The money disappears faster than you can blink. You’re talking about 20k€. Really funny, reality looks completely different, believe me.

A basement on rock can easily cost you several tens of thousands of euros extra. Honestly, I would keep looking then.

Prices are going up without any ifs or buts. And we are not just talking about inflation. In the construction/trades sector there are currently high collective wage agreements. Materials are also increasing. And if order books are full, prices will hardly be reduced .... waiting when you can already act now, in my opinion, is pointless.
