Not bad... you got all positions extremely cheaply. How much do you pay per square meter for the land?

Well, I have to say that I already did the entire electrical installation myself (with family, all experts). I compared a lot of trades (always at least 5-6 offers).

I did all the sanitary installations (WC, fittings, washbasins, etc.) myself and also ordered everything online (the local plumbing specialist sometimes wanted double the price).

I laid all the floor coverings myself (all click vinyl). Exterior work (rainwater connections, earthworks, paved paths + terraces) was also done in-house. ([Schwiegervadder] is a civil engineering specialist).

Therefore, we probably saved 40-50k through self-performance.

And the price per square meter is relatively cheap here. Around 45€/sqm. We have a good 1000m2. Good location in a quiet cul-de-sac, directly on the riverside. When I read some property prices here, many people can probably only dream of such prices.

Therefore, it is a combination of everything that has kept the price fairly reasonable.

It's crazy. Because material must cost money with you too. Our house cost more than twice as much and is the same size, but with a basement. We also compared everything, a lot of own work and individual contracts. Otherwise, it would have been unaffordable.

But yes, we only took the finest of everything.

Yes well, the basement is of course an expensive item.
Partly, the craftsmen costs are also much more expensive in other regions.
I didn’t take the cheapest but also not the most expensive.
Vinyl, for example, is already high-end from Parador.
Bathroom fittings all brand (Grohe, Duravit, Ideal St.).
Electrical I really splurged on...... not a BUS system, but many sockets.. Almost every room with SAT and LAN, many switching points.
All Busch-Jäger FutureLinear.

I always find it amazing how high the differences sometimes are.

Yes, because just the shell plus the roof already cost us 220,000 euros. Your little house was already ready to move in, and ours looked like a ruin with the brick walls...

Yes... For example, for us the kitchen costs 20K, bathroom 12K, and outdoor facilities, with own labor, only materials 10K.
