Oh. I fell for point 5. It happens after 1.5 years of planning, actually it is a 5% increase.

Nobody will be able to tell you the exact price drivers here because your construction service description is unknown. Therefore, only examples are possible. What all builders here know, even the penny-pinchers, is that you can no longer build a house for €1500/sqm. Not for years. Not even in cheap regions of the country. Something MUST be significantly missing. Painters and flooring under €20,000 is only possible with your own labor, just to mention in passing.

Painting and flooring work are planned as self-performed tasks. As already said, I will confront the advisor with the prices at the upcoming appointment and ask for a precise breakdown of all costs, insofar as a theoretical plot is possible.



Heating is planned as an air heat pump in combination with underfloor heating. Additionally, there is a central ventilation system. If further equipment features are of interest, just ask.

By the way, we received the next calculation today – this time a prefab with KfW40 standard, otherwise the same fittings, for €260,000... But that also seems to be just a rainbow offer.

Incidentally, I currently have contact with a builder who built exactly the same house 1.5 years ago and I confronted him with the price question. He ended up at €191,000 without major special requests and with more or less standard fittings. And in that case, the house was built not with aerated concrete but with bricks.
