One thing is a fact, if you now have an offer for a garage at just under 16,000 euros, where only the garage itself is offered, and Alex has mentioned all other possible costs, then you cannot use 15,000 euros in your own calculation if the construction will start at the earliest in a year. Then you round the just under 16,000 euros up to 16,000 euros and add 5 to 10% and round again. And with that, you then go into your own calculation.

What do you think, how many such conversations I have had and asked exactly your question – clearly, unambiguously, and 5 times with a request for absolute completeness.

- In absolutely every (!) result, costs were "forgotten."
- In absolutely every (!) result, the ancillary construction costs were significantly underestimated.
- Not a single (!) provider named, in response to my specific question, any additional items that were not included in the construction service description and therefore had to be commissioned additionally. There it was always just: floor coverings, painting work, house connections. When I later specifically asked about concrete items, they gradually added these items piece by piece.

And I have already selected general contractors who at least have a reputation for not being cheap.

Just ask specifically about the plinth plaster, the final treatment of the exterior roof underside, or the end of the downpipes of the gutters.

This is a hint I did not wait for, as it only comes across as a know-it-all. Clearly, you are right, I must have overlooked that, but exactly that is again a thesis put forward that is not true at all (I would gladly round down). A kindly meant hint or a nudge in the right direction would be far more sensible here than the raised finger.

Nevertheless, many thanks for your contribution, since you took the trouble to read everything.

Such a hint would be, for example, the question about the strip foundation, which must be at least underneath.

In relation to the garage, the strip foundations are to be provided as self-performed work, just like the supply of the power cable up to one of the strips. The plan would be to have the strip foundation done by the excavation contractor at the same time, and yes, that also costs.
