Yes, it was said that the brickwork would continue while we still have to wait for the ceiling. I also think that the construction "manager" only ever "reacted" when something came up - he did not drive anything forward on his own. We are also getting a ventilation system and the plumbing company has not even been commissioned yet and was not informed that, for example, we have also planned ceiling-high cabinets, which in case of doubt would have blocked exactly the openings of the ventilation system...

Normally, the brickwork only begins once the roof has been covered or between the topping-out ceremony and the covering. What kind of insulation is behind your bricks?

I can only advise you to hire an expert to accompany the construction process; otherwise, this might end in disaster. I hope you haven't paid too much yet as a percentage of the total amount.

To me, this sounds like a combination of a low skilled labor rate on the construction site, a construction manager only acting as a firefighter and being involved in too many things at once, sloppy construction management, and probably an undercapitalized contractor. Could it be that they are waiting for the ceiling because its production has not been scheduled yet due to payment reasons?

The wall structure is described as follows:
43cm cavity wall, consisting of:
- 17.5cm aerated concrete block
- 12cm insulation 035
- 2cm air gap
- 11.5cm facing brick


So far we have paid
- 2.38% for architect and other services (after receiving the building permit)
- 10% after completion of the base slab
The next installment would be 25% once the floor slab is in place


They probably won’t tell us that, but the suspicion is obvious. Allegedly, they are handling 4 construction sites simultaneously for our developer, I overheard that between the lines...

We also suspect the "fire brigade" and a few skilled workers. On average there were always two people there – how good they were at their trade is apparently visible...
Our site manager was rarely reachable and we always had the impression that he did not know what was actually happening on our site or what should be planned next...

We met him 3 times and twice he didn’t know, for example, that we also wanted to do some work ourselves...

Oh that still sounds good for you! Definitely take the right steps regarding [Mängelanzeige], withholding money, etc. But I am not familiar with that in detail
