Mark the dimensions (take a total of about 4-5 cm less in length and width). Then take your desk chair, put it in there and sit on it. I think that could be enlightening.

HAR:
You want to have a storage room upstairs as well, right? What should go in there?
I understand washing machine and dryer, maybe also something to hang things indoors. Anyone with a garden will tend to use that for drying (as long as it’s not raining). Vacuum cleaner, cleaning supplies, and so on. I don’t think you need 10 sqm for that. Part of it will probably also be stored upstairs. I would reconsider that.

Regarding Town & Country:
Don’t be dazzled by the price. The entry level for you with 170k for the house may be tempting. But as soon as you start adding a few extras, the number goes up quite quickly. What kind of knee wall is standard?

The storage room upstairs, which is more of a niche, is intended for things like beds and towels, as they currently take up about 50% of our wardrobe. But yes, maybe a little less would be enough, I agree with you there. However, that doesn't help the study. One could make the HAR a bit narrower and the study a bit deeper. But then the stairs shift further "up" and the bathroom on the upper floor no longer has enough depth. Nothing is that simple...

About the price at Town & Country: We are aware, our price includes about 30k for extras. The most expensive items are 36.5cm exterior walls, knee wall height increase from 0.76m to 1.25m, underfloor heating, shutters.

What strikes me regardless of the house is the roof of the carport. As far as I know, if this is a boundary development, construction is only allowed up to a height of 3m.

Hi, it doesn’t necessarily have to be a gable roof, but a "middle height" of 3m is allowed, which we should actually fall below even with a gable roof. This is just a draft from us at first, it has already been seen by an architect, but he has not been commissioned yet, so he hasn’t said much about it.

At Town & Country, the offer was completely different as soon as we mentioned Kfw55.... And in a way that made it very unattractive afterwards.

For me, the house would have too little light in some areas - especially on the ground floor. In the kitchen, for example, it is just under 12.5%.
