We have contacted some architects; some immediately declined because they are already fully booked for 2020 and 2021 in part. Two said that they no longer plan single-family houses at all.

The static calculation has already been checked and taken into account, yes.

It was not tampered with from a stock design. We ourselves drew for a long time how we wanted it. We contacted several architects ourselves; some gave us a complete rejection because they were fully booked for 2020 and 2021, two even gave feedback that they no longer deal with single-family houses. We struggled with one female architect for a long time, and by that I really mean struggled. We said exactly what we wanted but got something completely different. No double garage, but only a single garage with a carport to get a lot of space to the neighbor on the right, because she believed it looked more harmonious from the exterior. Then not ground floor + basement, but cellar with ground floor + 1st floor, although we clearly said we didn’t want that. Sorry, but then I don’t need an architect. The construction company we chose has a draftsman who is a certified engineer and who previously worked a long time in a structural engineering office as a draftsman. He contributed many ideas, changed something on the plan. The whole thing was planned completely freely and not remodeled; I wouldn’t know when I would have written that.

What kind of terrace doors will be installed in the basement? If they are to be used as garden entrance and exit, they must also be able to be opened from the outside, right? So without having to open the door from the inside first and then just pull it closed.

I think your plan is quite okay. Your wishes, on the other hand, I find really crazy. In my opinion, the garden is completely excluded from the planning. Instead, you squeeze yourselves with the coffee cups by the street and into the neighbor's corner. That means you will be sitting between smelly and noisy cars at the neighbor's garage entrance, where his garage will probably block most of the sun from you. Well, that's how you get to see your neighbors more often, of course.

I seriously wonder how these assumptions and the resulting interpretations come about. When did I say that we sit between stinking and noisy cars at the neighbor’s driveway? So if you want to be precise, we even have the neighbor’s submission plan on the left side, whose garage starts just as late as ours, ergo we don’t see those at first but ours. We also now know from the neighbor to the right of us that he is building his garage on the right side of his house, which means there is first the property, then the neighbor’s house, then the garage, and this is also completely parallel to the house so that we don’t even get to see it.

Stinking exhaust gases: it is neither a through road/main road nor anything else, but just an access road to the new development area, and since there is one on the other side as well, only part of the new development area will use this road, of course including guests, postal vehicles & co.

The garden is in my opinion completely excluded from the planning. Really, how do you get that? Because I said that the garden planning in what I attached is not yet properly presented? We are already in contact with two garden designers in parallel, have discussed all possibilities, and have also obtained offers. So we know very well what the garden will look like.

What is so crazy about our wishes? I would like that explained in more detail.

When I look at new development areas and some planning here in the forum, I wonder what is crazy. Only architects do good planning work, sorry, I see that differently. Only houses in the middle of nowhere, with endless gardens, no neighbors, no adjoining garages or cars, where are you supposed to find that nowadays? Fully planned houses, with smart homes, gardens planned down to the last detail, expensive terrace systems, oversized garages, architect houses for money no one can afford anymore, pool and co, preferably financed over 50 years with the hope that nothing happens during that time that costs extra money? That’s when we talk about crazy ideas. Believe me, I know very well what I am talking about. I worked for a long time as a construction finance consultant, I know the completely exaggerated ideas of home builders. The main thing is to look good on the outside, and be in debt until old age. Everything can be financed, best beyond death, who cares. When you have been present at forced auctions, you see what happens to the families.

I never said that architects are sold out or crazy. I wrote that many have no capacity to take us on this year and partly next year, and yes, an architect who does not take our wishes into account, plans what we do not want, offers a quote €80,000 over budget with a house proposal of 3 floors, stating that this would fit better into the picture, is not the right one for me.
