Yes, the 160sqm is correct and this is now intentional. Only for the house with additional costs for the house; garage, outdoor area, are extra on top.

I read your response more as if you were upset about a purely verbal analysis "without" a correct Sogehtes drawing. There are many freelance architects who enjoy more creative freedom in incorporating grips than the GU application draftsman, even if paid below tariff. The drawer design has been tweaked so much here anyway that it requires individual statics etcetera. It is more efficient to plan fresh right away. I had actually hoped to have made it clear: that the Pyrrhic division here has not even won yet, especially and precisely regarding the cost advantage of the solution finding.

There are also GUs who can do individual work without a show home and glossy brochures.
Is the static calculation already available and taken into account? A 10,000 euro buffer for incidental building costs is very little for the house itself on a sloping site.

Well, I think that is a mistake. Maybe you regularly think of me when you are lying in the tub or sitting on the throne and someone walks through the bathroom because it is the direct way to the garden.

Hello everyone, we ended up needing a few days, but we have changed one thing or another. We now also have a door to the children's room, but the one in the bathroom will remain. You can walk around the house both on the left and the right side.

The exterior planning is not yet completely finished and therefore also not 100% like in the sketch. The house will extend 10 meters into the plot, the garage 7 meters into the plot.

We do not want to consider the suggestion of having a shower on the ground floor and placing the guest toilet next to the guest room, because we would lose too much space from the technical room due to the new position of the stairs.

We are still waiting for the amended plans, so I cannot upload anything better at the moment.

What do you think about gable windows? The attic is not planned to be converted into living space at any time, so it will be used exclusively as storage.
