Once again another update,
The screed is finally supposed to dry this week, and we will begin interior work. The exterior plaster is also finished by now. First, the tiler will start with the technical room so that the building services can be installed. Our goal is to move in December. The biggest challenge I currently see is coordinating all deliveries on time. I think the hardest part is behind us. Oh yes, and the electrician still occasionally gives me trouble.
A few comments on the trades:
Screed:
After the shell construction, we applied the welding membrane ourselves. I found this step relatively easy and quick. The two of us only needed two days after work, and the work was pleasant.
The screed company laid the insulation within two days after all other trades were done. The building services and I then installed the underfloor heating together in one day.
Afterwards, the anhydrite flowing screed was applied. After about four weeks, we sanded the screed.
I can basically recommend this procedure to everyone because it saves a lot of money and the amount of work remains manageable. However, I massively underestimated the drying time. After sanding, we switched on the drying device, and I assumed two weeks. Unfortunately, it has now been four to five weeks.
Exterior plaster:
I can’t say much about this point since I completely contracted out the work. But it looks quite good.
Tiles:
We had to choose our tiles, which I personally always find difficult because it’s hard to imagine the final result. Luckily, we quickly agreed on which tiles and format we wanted. What annoyed me the most though was the price: 60 € per m²! So I researched the manufacturer and the collection. It was an Italian manufacturer. After further research and some phone calls, I found a seller by Lake Garda who supplies the tiles for 30 € per m² including shipping. The delivery should arrive this week, and I’m curious. By the way, the tiler will be billed on an hourly basis.
Floor:
We plan to lay the floating vinyl floor ourselves and are currently looking for a good supplier. Somehow the vinyl floor is just as expensive as the Italian tiles. Does anyone have suggestions or ideas where to get affordable vinyl flooring of good quality?
