Once again another update,

The screed is finally supposed to dry this week, and we will begin interior work. The exterior plaster is also finished by now. First, the tiler will start with the technical room so that the building services can be installed. Our goal is to move in December. The biggest challenge I currently see is coordinating all deliveries on time. I think the hardest part is behind us. Oh yes, and the electrician still occasionally gives me trouble.

A few comments on the trades:

Screed:

After the shell construction, we applied the welding membrane ourselves. I found this step relatively easy and quick. The two of us only needed two days after work, and the work was pleasant.

The screed company laid the insulation within two days after all other trades were done. The building services and I then installed the underfloor heating together in one day.

Afterwards, the anhydrite flowing screed was applied. After about four weeks, we sanded the screed.

I can basically recommend this procedure to everyone because it saves a lot of money and the amount of work remains manageable. However, I massively underestimated the drying time. After sanding, we switched on the drying device, and I assumed two weeks. Unfortunately, it has now been four to five weeks.

Exterior plaster:

I can’t say much about this point since I completely contracted out the work. But it looks quite good.

Tiles:

We had to choose our tiles, which I personally always find difficult because it’s hard to imagine the final result. Luckily, we quickly agreed on which tiles and format we wanted. What annoyed me the most though was the price: 60 € per m²! So I researched the manufacturer and the collection. It was an Italian manufacturer. After further research and some phone calls, I found a seller by Lake Garda who supplies the tiles for 30 € per m² including shipping. The delivery should arrive this week, and I’m curious. By the way, the tiler will be billed on an hourly basis.

Floor:

We plan to lay the floating vinyl floor ourselves and are currently looking for a good supplier. Somehow the vinyl floor is just as expensive as the Italian tiles. Does anyone have suggestions or ideas where to get affordable vinyl flooring of good quality?

Hello everyone,

I would like to give my last update. The house is finished and the interior construction is completed. The garden and the paved areas are still missing, but the project will no longer fail because of that.

Here are our current finances. Nothing more will be added here. I have marked the fields in orange where we either participated or did everything ourselves.



Overall, we are very satisfied. The house makes a high-quality impression. Since we chose everything ourselves, we were often able to decide on good quality. Of course, in hindsight there are also points we would have done differently, but you always notice that only afterwards. Many well-known developers have somewhat lower quality, but it would go beyond the scope if I were to go into every little detail.

I hope the financial plan can help someone and I would appreciate comments.

Thank you very much for your table. I find the costs quite plausible and can confirm them from my own experience.
I find the shell construction including earthworks relatively cheap but it is orange and thus with EL. What did you do yourselves here?
I also find the roof truss good for house + garage. What did you do yourselves there?
I find the screed rather expensive, as it is also orange. In January, I paid about 6.5k gross for approximately 340 m². But that really was just applying and delivering the flowing screed, all preliminary work was done in EL.
Overall, I would say you clearly show what is feasible with EL and commitment.

Shell construction including earthworks:
We built the garage completely ourselves – except for the foundation: walls, gables, and concrete ceiling. We obtained the necessary materials through the shell construction company.

Roof structure & roof covering:
For the roof structure, we did the wood painting ourselves. For the roof covering, one person from the joinery company and four of us were involved to complete everything together.

Screed:
We laid the waterproofing membrane ourselves. The insulation, Rolljet, and the anhydrite flowing screed were carried out by specialist companies. I only recalculated the anhydrite screed – the offer was €6,400 gross for 240 m². Your price for 340 m² is therefore really good.
Back then, I requested quotes from five companies, all of which were quite similar in price. The location might also play a role, as quite a bit of material is needed. We had to pay an additional €500 because the screed installer decided on site to use loose fill instead of polystyrene in some rooms. I even discussed it by phone, but since the workers were already on site, I ultimately had to grit my teeth and accept it.

oh yes we insulated the top concrete ceiling of the roof frame ourselves. So we installed Styrofoam+OSB.

Nevertheless, I think you really got good prices for the shell construction and roof structure. For comparison, I also paid just under €30k last year for 180 m2 of roof area (roof windows excluded from the price). We also covered and painted ourselves. The above-rafter insulation came from the carpenter. Installing the between-rafter insulation, vapor barrier, substructure for drywall, and drywall were done by the electrical contractors.
