Hello everyone,

first of all, thank you very much for your responses and your patience.

The feedback regarding our financial planning has caused some uncertainty for us. We had hoped to receive more feedback on the floor plan. :D

Our goal is to realize both the garage and the house including the kitchen with the 550,000€.

We have created a financial plan, obtained numerous quotes, and plan to carry out the project ourselves with in-house work. So far, the result looks acceptable, even though we have found that our calculation is very tight, but does not seem impossible.

We have the costs for the shell construction, the roof, the electrician, the interior and exterior plastering, the windows, as well as the kitchen somewhat under control. Unfortunately, the building services are more expensive than expected. However, the major trades are largely covered. We have not yet received quotes for some trades, but I don't think they should blow the budget now. I don't want to go into that any further here, as it falls more into the category of construction financing.

, your description of the creation of the floor plan was very fitting! The building was realized in the same size. Admittedly, the upper floor is somewhat oversized, as already described. However, a flat roof/balcony would not make this situation more cost-effective either.

This will be tight. 3000€x240sqm= 720,000€. Without garage, additional construction costs and kitchen. Just to put it into perspective, you will have to provide own work worth around 200,000€ in the end. Currently, you could still plan smaller.

Perhaps Haus Luni can break down the rough offer prices and previous budget planning, including which trades are planned as in-house work. It is certainly also interesting for other readers if building can be done / will be done so cheaply.

What else is there to write? If you can't build 240 sqm for €550,000, then another design is needed. Utopian pipe dreams don't need to be discussed and waste time.

Argh… I’ll put it this way: you are not really good at calculating. It may be that some DIY work can compensate a bit, but otherwise material also costs money, which is installed in the house. And incidental construction costs are not mentioned at all, for example. I would rather not even mention the double garage anymore.

Well, there are plenty of new builds where natural grass grows in front of the double garage and the pallet stands for years in front of the entrance because they miscalculated. Or an expensive additional financing will be necessary. It looks like a combination to me, which is really not nice. But if you don’t realize that saving square meters can make the house cheaper, then all you can do is shrug your shoulders. After all, I didn’t mention anything about expensive frills. If you want to build the house with the giant rooms, then … you end up at €720,000, incidental construction costs €50,000, double garage and necessary outdoor facilities €50,000, paving €30,000 and last but not least furnishings like kitchen and lamps €30,000 €880,000 calculated without a buffer. Then you have to really hustle with DIY. You can do paving and garden yourself, if necessary also build the double garage with bricks. Good luck.
