Where is the slope supposed to be? It is rarely presented so exemplary. Following your comment, I have enlarged the picture of the property. Even there, I can only see slight waves.

Thanks, now it is easier to read. However, the slope still plays a role, especially in garden design then.... Earthworks estimate 30k. Furthermore, I consider the budget too tight... the garage costs at least 70-80k in that size, the house if standard around 600-650k... what about further development (sewer in particular)? Paving, garden, special requests extra... Soil samples taken? That can also cause problems... And you are in Bavaria, that also costs extra....

Truly, these hills barely fill A-cups. Rarely can the basement question be answered so quickly (negatively).

The plan was designed under the budget guideline and should accordingly be adhered to. We will do the garden design completely ourselves. Regarding the budget, it should be considered that we will do the drywall work, painting (brother-in-law master painter), plastering, electrical work (uncle master electrician, brother electrical engineer) entirely ourselves. From our point of view, we have a relatively simple floor plan, i.e., no projections (except utility/technical room), no dormers, bay windows, flat roof, etc.

The following points are still occupying us:


    [*]Wall height ground floor + upper floor (currently we have 2.50 m each)
    [*]Wall window in the attic?
    [*]Consideration of roof windows
    [*]When should we start with the concrete kitchen and bathroom planning, could this possibly still have an impact on the floor plan?
    [*]Various window sizes and shapes as well as their arrangement
    [*]Too little daylight at the staircase on the ground floor (window similar to ground floor instead of window inside?)
    [*]Skylight window in the bathroom towards the garage possible? How much would the roof pitch of the garage have to be reduced? Possibly slightly asynchronous design of the garage roof pitch?
    [*]Current perception of bathroom very large, dressing room is relatively small
    [*]What effects does the wall height of 1.78 have at the staircase to the attic?
    [*]Representation of appliances in the utility room/technical room possible? Possibly spatial separation possible?
    [*]Positioning of the door in the utility room/technical room possibly towards east-south?
    [*]Any hints as to what are currently potential cost drivers

A soil survey was done 1.5 weeks ago, results pending - about 40 cm of clay soil that must be replaced, otherwise load-bearing ground with dirty gravel - a detailed report will probably come at the end of October. Bavaria is of course an expensive place, you are right, although it's not the Munich suburbs and it's rural area, still expensive...

My suggestion. Raise the house by 1 m, make the technical room smaller, rotate the ridge direction of the garage (so that the middle wall height at the boundary can be maintained), give the technical room and the entrance hall a flat roof, and the entrance a 1 m glass roof.
