I like it a lot! Nevertheless, I would have concerns about the guest bathroom. I would consider whether to have the door open outward, then you have much more design options inside.

I think this central sideboard is quite nice. However, I wouldn't place a TV on it. Have you ever looked at it from behind?

I imagined something similar - only completely continuous and in a different style but roughly on the same principle

so the utility room would have no window and is just under 5 sqm in size (you could also use the space under the stairs), but that's how I would do it. Provided the size of the utility room is sufficient.
