You can also do that with the west side if you give the child daylight from the south. Then you can also use the misplaced terrace in the north better without disturbing the child. However, I seriously ask why you isolate yourselves as the parents on the bedroom side, when there is the common room with a roof terrace upstairs. You don’t carry your coffee or wine up and down floors. You do that exactly twice and then never again. Do you really want to use the terraces? Or in other words: how should the garden and outdoor areas be used in everyday life?

Unknown to me. Neighbor does not accept transfer of setback areas, so we have created greenery toward him on the east side of the patio.

We want to make some use of the view because the plot was very expensive.
We are not completely satisfied with the current design, as I have already explained in the post.

Steep driveway, path from garage to kitchen, at the top of the stairs you face a wall on the upper floor and do not look directly out the windows, roof terrace isolated, no quick garden access from the upper floor to the terrace in the north

What do you particularly like? Why?
Space inside and outside well used for the small plot
We still have enough garden area left
Bright rooms, sleeping downstairs, living upstairs, large pantry, fireplace in the living area, later two residential units possible, half-landing staircase

Price estimate according to architect/planner:
680k with outdoor facilities

Personal price limit for the house, including equipment: 700k without plot
Preferred heating technology: air heat pump

If you have to do without, which details/extensions

We are completely flexible

Why did the design turn out as it is? e.g.
Standard design from the planner? No, it was planned individually, just mostly without us and with little coordination on details, no tips

Yes, the slope is challenging. 5.5 m

With over 200m2 of living space, the budget will not be enough. It can also be done smaller.

Where exactly could we reduce space, effectively make it smaller? Can we avoid the steep driveway without having to make so many compromises? How should the rooms be arranged then, since light wells would have to be used if the house were set all the way down?
