Then you are already 1.5 meters higher with the living level than the former basement.

I also find the partial basement interesting, as it would allow more of our wishes to be taken into account. The costs are significantly higher here, I assume? It would get us higher up and on the ground floor we would be level for a terrace. Can anyone estimate what additional costs would arise? The garage would then be omitted and moved down there.

I don’t like that the utility room is next to the bedrooms on the ground floor. Also, there is no large bathroom indicated downstairs, which is needed there, not upstairs. 18 sqm is planned for the hallway, the pantry is far too small, and the TV is on the wall facing the guest room. I am much more in favor of our design regarding the layout or the alternative one.

Good starting point. The planner estimates 680,000€ including outdoor facilities for the first draft. How much do you want or can you spend independently of the figure? … Certainly, a sketch is not perfect. Here it is simply about absorbing the idea with the transverse staircase and the division. By the way, 18 sqm for the hallway is less than the original draft with about 23 sqm. And why criticize a TV in the guest room if you say that overnight guests are very rare? Can you explain why you are forcing yourself into this corset? That’s why you ask whether one can get from the upper floor via stairs to the “north terrace”?! Why is there a terrace drawn there at all? Do you want a second one? One definitely in the north? A terrace on the ground floor? Or what was the idea behind this subsequently added terrace? Exactly. One should also yield to that and not constantly come up with the idea of flat designs. It’s simply a sloped plot, with which one can live differently but also well. You just have to be open to that. I have already written this in another forum as well. Surely you are still quite fresh at the start, which the photos show. That is called brainstorming and is not wrong either. But have you also dealt with living itself? There are many people wanting to build who spend months or even years beforehand, thinking about what they want, what makes sense and what not, and what you can do with walls, small or large rooms, with windows, sightlines, open living, open gable, little or much storage, privacy, private zoning, living on one level or “only” with a roof terrace, living in a single-family house or a condominium, the disadvantages of later division into two apartments, disadvantages of sliding doors or open passages, etc. In the draft on page 1 I see nothing I want to have. And I do not mean what is due to the slope. The garage and kitchen are too small, are bikes not used by you at all? How is the utility garden reached from the kitchen? Dark hallway, this strange north terrace in front of the depressing children’s room, upstairs then … oh well, it’s all already written. I wouldn’t even have put that one up for discussion, it’s that stale. A visible roof truss doesn’t help here anymore. The second is also not made for the plot. And here I come back to my question above: how much have you planned for the house or house construction?

I have visualized both variants for myself. Your first draft fits the slope quite well. Unfortunately, it is much too large. The budget will not be enough for that. I do not share your concerns about the steep driveway. Every car can handle 20%. However, if you want a flat forecourt, it will become even steeper. Alternatively, you can set the garage 3 steps lower. But then you will still need retaining walls on the east boundary and a nice neighbor.

Your garage will also be dug in quite deep. In the end about 2 m.

In my opinion, the garage by the street is always worth considering.

The floor plans are just placeholders. So you can see that it can also be smaller. About 13*9 m still results in quite a few m² living space.
