Floor plan over 200 sqm - What do the experts think about it?

Hello,

we are planning our solid house and this is to be awarded within the next 2 weeks.
The plot is available, we want to assign relatively. We will do the following own work:

    [*]Terrace
    [*]Chasing for electrical wiring throughout the entire house (how many working hours would you estimate for this)?
    [*]Possibly laying laminate
    [*]Tiling the basement, painting the basement floor coverings


What do you generally think of the floor plan? We still have small change requests such as corner windows in the living room and instead of two large windows in the living area there will be only one large one (otherwise too much light and too little space for furniture).

Regarding the price, we have a turnkey offer of 379T€ non-negotiable.
Included are:

    [*]Air/water/heat pump including solar module
    [*]Connection to sewer
    [*]18T€ for staircase system
    [*]Terrace and stairs from terrace into the "courtyard"
    [*]25€/sqm for floor covering
    [*]Barrier-free bathrooms (shower)
    [*]Complete electrical (except lamps of course)
    [*]Walls wallpapered/plastered


So really turnkey.

Since we will meet again with the possible construction company on Friday (we know them and the good quality), I would like to take your suggestions with me!

I noticed it. The files on the PC are together about 500kb large and also when uploading it takes this size. When it's finished, they are only 10kb together... What am I doing wrong?

Hello hello,
I'm actually not a fan of tent-roof town villas, but with this one I could even warm up a bit to the neighborhood.
The (probably useless) mini balcony makes the boring square design a bit more pleasing, as does the porthole and the wooden (?) cladding.

Do you actually have a garage factory or what is this block of garage units supposed to mean... There are also two parking spaces in the basement. Quite expensive... I have to say.
To use the cellar for that you have to want/can afford it.

Likewise, the toilet in the basement is probably relatively expensive if you have to run a lifting pump including maintenance effort just for that. But the outdoor facilities are not cheapest either - somewhat conflicting with the intention to get involved yourself to save money. In other places, quite wasteful action is taken here.
For example, with the gallery - or let's say giant hallway on the upper floor.

About the floor plan in general:
I don't find any major blunders yet. There's a pantry that you can actually put things into through the sliding door, the double dining space is questionable, as these bar counter setups tend to remain unused in families (with small) children.

In the guest toilet/bathroom I would take a closer look at how the sink fits - looks like a tiny one to me...
Letting the guest stay on the ground floor is noble again, but in the basement are also the cars in the designated area, which could get floor-to-ceiling windows ;)

The "terrace": Please furnish it. There are no dimensions - so I can only estimate, but with a 1m wide table and chairs in front and behind it will quickly get tight I have the feeling. Half a meter more or less makes a quick difference there.

The indoor staircase will stay quite dark, after all the rooms are outside... you just have to accept that. But there are also ways to bring natural light into the stairwell. Maybe a "light well" would be something?

The bathroom could become a bit dark - only because of the porthole.

On the other hand, I find the drainage of the house super well done, all on the same side, short pipe routes.

I would still miss a laundry chute - washing in the basement is okay, but then having to carry everything down only to carry it back up again :D
Maybe you can still fit the chute on the edge of the upper floor bathroom, past the ground floor cloakroom into the utility room.

PS: what is "barrier-free bathrooms (shower)"?
A shower at floor level does not automatically make a bathroom barrier-free ;)

I find the price - assuming from your name that you come from a southern German building site - relatively cheap. What energy standard is the building supposed to meet?

... Chimney costs including installation + fireplace will be added. What about underfloor heating? Roller shutters? Have you thought about a ventilation system? You will definitely have some additional costs for the electrical work compared to the standard. (with our turnkey ceilings the sockets are just barely the built-in devices ;-), not to mention a dimmer here and an outlet there...)

I find the front of the house very nicely done, also the entrance area... otherwise I find €25/sqm for flooring very tight.

The showers are currently not barrier-free.
