How you use the southern garden depends on the floor plan. Keep in mind that with children you will also have a trampoline and so on in the garden. And when you are standing in the kitchen, you want to be able to react quickly to childcare and not have to go through half the house… therefore, a direct door from the kitchen to the north garden would not necessarily be a luxury, but consistently comfortable and necessary. The chives also need to be brought inside.

Is the CP allowed at the western boundary? Or is the location as you described binding? The SM behind the CP will not be higher than 1.2 m. Tell me what the zoning plan says about the garages or CP. It’s best if you copy the statements from the plan. If the contour lines are not correct, why do you post them then? Please correct the contour lines. The gray area is not meant to become a terrace but just to be greened so that it can be designed later. It’s more about circumventing the retaining wall rule. If the area can be used, that’s not bad either. If you want a west terrace, then retaining walls make sense to terrace the terrain a bit. The garage or CP are suitable for that. However, the garage should only be at a distance from the street.

Currently, the whole thing is dragging on, but it is heading towards the floor plan variant as shown in – we have explored many other options but keep coming back to it. The plot planning itself will certainly be another issue, even though ideally they should go hand in hand.

How do you calculate the 1.5 floors? When I look at the floor plans, both floors are the same size. (We are also facing the challenge of being allowed to build a 1.5-story house on a (slight) slope (south-facing slope)…)

the sleeping floor is under sloping ceilings and therefore not a full floor. There are no half floors. Please do yourselves a favor and read up on the topic "What is a full floor and what is not." and yes: there is differentiation between the federal states. The term "0.5 floor" can be tolerated, but it should not be discussed for long in a house building forum, as the term does not exist.
