Floor plan optimization single-family house, 5 people, 8.5m x 17m, 250 sqm

Unfortunately, the floor plan doesn't really blow me away. I'll list what bothers me:
- Living room too small for the house size and number of people, where is the TV supposed to go?
- Kitchen: I'm not sure if this square island works.
- The garage entrance is less suitable as the main entrance, as you first have to walk across the house to get to the cloakroom (which, by the way, is not really big enough for 5 people either)
- Is there an extra bathroom for the guest room in the basement? Or does the guest also have to walk across the house to get to the bathroom? In any case, they always have to pass by the dirty laundry.

Basement cellar: Do you mean an unheated food storage room? I think that's great, I have something similar. But I imagine it would be difficult to implement if parts of the basement are heated and parts are not, right?

I also find the separation of dining and living areas unfortunate. I think separated living rooms are great, but 16 sqm is really quite small. Especially when you have lots of space around the dining area, which in my opinion is partly wasted. I would definitely reconsider the kitchen layout as well. I think the floor-to-ceiling element next to the kitchen unit should be removed. That makes furnishing very impractical. I would rather work with a large window at countertop height there.

The gallery really looks great, especially since it is also super large, but I wouldn't do it with 3 children or at least would already mentally plan some extra budget for soundproof doors to the children. The master bedroom could also become a bit tight. At least with 2 nightstands on the right and left, it will be tight with a room width of 5.13m and a door next to the headboard. The children's rooms are okay, but for the size of the house, not generous. The gallery comes at their expense. I also find the wardrobe for 5 people not spacious; it might work, but I was so looking forward to my separate wardrobe room for 5 people. Finally, space for everything and it still always looks tidy.

Wow, thank you first of all for the many answers and suggestions.

This time I will try to group and answer them a bit:

    [*]The garage: Here we went with the 6m external dimension because we consider this the minimum to occasionally park 2 cars side by side. In fact, we will not do this very often because we will always park the family car inside; the company car with parking heater rather rarely. However, we want to have the option to park both inside sometimes. Otherwise, we need the width and length more for the bicycles and other vehicles you get together with 3 children. If we made the garage narrower, we would completely block the option of 2 cars (now and then) and on the other hand, due to the 110sqm limitation, we would not gain much since we could hardly make the house wider without pushing the building mass further to the west.
    [*]Regarding the boundary lines: The use on the right and left of the boundary line is exactly the same, differing only by the 110sqm restriction on the right side. Other specifications (heights, roof shapes, etc.) are exactly the same and lie within the same residential area.
    [*]Open gallery: So far we have not really assessed the possible noise problem with the children regarding the gallery. But we will think about it again.
    [*]Arrangement of the children's bathroom: We originally planned the children's bathroom directly to the left of the parents' bathroom. However, the staircase put a spanner in the works. So we had to swap the children's bathroom and K3. Not optimal; a layout with access on both sides of the staircase was not possible due to space reasons. Unfortunately, a compromise we will probably have to accept for now.
    [*]Laundry chute: Currently it is located in the dressing room on the bathroom wall. A slanting pipe directly into the utility room below. We have to see if we can find an even better place.
    [*]Kitchen planning: Definitely a very important task for the next few weeks. What we have drawn so far does not please us yet either. The floor-to-ceiling element really causes us problems. It is still hard for us to do without it, but I really like the suggestion with the large window at countertop height! We still have a lot to optimize there.
    [*]Bedroom size: It is not very generous. However, since we actually only want the bed and 2 small nightstands (no little cabinets, dressers, etc.) in it, it is quite sufficient for us.
    [*]Coatroom for 5 people: I forgot to mention something there. The coatroom is mainly intended for guests and maybe for a jacket (or something similar) of ours. We have planned the coatroom for ourselves in the utility room. It is not yet perfectly drawn in, but coat cabinets with a little bench (for the children) will be placed at the stairs to the basement. And the area north of the pantry is a small wet room to clean dirty shoes, etc. We therefore see the garage almost as our main entrance.
    [*]Guest room in the basement will get its own shower. It will mainly be for grandma, so it is okay for us if one has to go through the utility room for that (although not optimal).


Maybe we have to rethink the arrangement of the stairs again. If we move it further west, then the children's bathroom could be placed directly next to the parents' bathroom again. However, then the entrance from the hallway to the living/dining area becomes very narrow because of the staircase. This is our problem, and we will probably have to swallow one of the two frogs.

We could make the living room somewhat larger by shifting the stove and thus the living room wall a bit further to the east, but then we face the issue that one first enters the living room or runs into the stove from the entrance instead of entering the dining area, and we do not really want that because, for us, the living room is rather something „private“. We also have not yet found the optimal solution for that.

I don't quite understand the wardrobe situation for you, do you have to go through the dining area from the front door to get to the wardrobe?

Our main entrance route will actually be through the garage. The house is located on the outskirts, and since we often use the car, bike, etc., we usually arrive via the garage anyway. That’s why we chose the concept with the ‘side entrance’ through the garage —> utility room, as this will be our route 90% of the time. Hence our main cloakroom is in the utility room. Only a smaller cloakroom at the entrance for us (just the essentials for a quick outing) and guests.
Visitors usually come in through the regular front door.
Of course, you can debate whether this is the ‘right’ way, but it makes sense to us.

I can't imagine at all that your children will always ride their bikes into the garage later, but you have to judge that, I would be afraid for my car. We also go for a walk every day, I can't imagine that you only get around by bike or car. Do you never go into the garden?
