At first glance, I don't like it at all: Kitchen is fragmented and not ergonomic, staircase landing not inviting at all, complicated behind a kitchen cabinet, and nice sight lines—there are none. Bedroom is like a slalom course and the hallway is hard to furnish. Views: simply just too much of everything.


With something like that, you try to make the flaws look better.

You are probably right that we will also use the front door more often, but in our assessment, we will come through the garage significantly more often, and if we then put our main wardrobe in the hallway, we would often have to go out of the garage again and then into the front door. Unfortunately, we will not find the perfect solution to optimally cover both. Alternatively, we could make the hallway larger by moving the guest bathroom further east and making the utility room smaller, which would basically be possible. So both options can still be implemented without major changes. We will think about it again. Thanks for the suggestion.



Regarding the kitchen, I can fully agree with you. It is still in absolute beta status and needs proper planning. We can also better consider the stairway start in the process. For the hallway (as described above), we have to weigh between the two variants (family wardrobe in the utility room or in the hallway) and make the corresponding area larger or smaller. Views: probably a matter of opinion.

- 2 plots and floor area ratio separately, but then exactly one house? I'm not sure if that works. I mean, it should be one plot for it to be a house, then the floor area ratio would be irrelevant.
- K3 between the bathrooms is not good. Or at least significantly thicker (sand-lime brick) walls for sound insulation.
- Two dining tables, one in the kitchen and one in the dining room, seems too much to me. In general, kitchen + dining room + stairs could rather look like a train station hall, especially with the gallery. Definitely have 3D views with furniture made by the planner. (Or do it yourself with SweetHome3D etc.)
- Guest room (i.e. a living space) in the basement might be problematic due to escape routes etc.
- With 3 children, think more about soundproofing. The gallery seems suboptimal to me in that regard as well.
- Kitchen planning could also be difficult.
- What are you doing with the attic conversion? Open? Attic?
- Which floor-to-ceiling windows are you planning to use, where is the terrace?
- Two mirrored children's rooms would be nothing for me. (And they don't fit at all with the completely asymmetrical exterior views.)
- Generally quite large (e.g. 16 sqm master bathroom). If you absolutely don't know where to put the money, okay. But I would build a bit smaller. Especially since you also have to meaningfully fill the rooms downstairs with life.
- And in the first years, the children will always want to play where you are. That means they usually want to play in the living room. I don't really see that happening here either.

Planning the main entrance through the utility room is nonsense. That is unworthy of a house in this price range.

Could you please mark the exact boundary of your property? What exactly belongs to it now? Is the parking space mandatory at this location?
