- 2 plots and floor area ratio separately, but then exactly one house? I'm not sure if that works. I mean, it should be one plot for it to be a house, then the floor area ratio would be irrelevant.
- K3 between the bathrooms is not good. Or at least significantly thicker (sand-lime brick) walls for sound insulation.
- Two dining tables, one in the kitchen and one in the dining room, seems too much to me. In general, kitchen + dining room + stairs could rather look like a train station hall, especially with the gallery. Definitely have 3D views with furniture made by the planner. (Or do it yourself with SweetHome3D etc.)
- Guest room (i.e. a living space) in the basement might be problematic due to escape routes etc.
- With 3 children, think more about soundproofing. The gallery seems suboptimal to me in that regard as well.
- Kitchen planning could also be difficult.
- What are you doing with the attic conversion? Open? Attic?
- Which floor-to-ceiling windows are you planning to use, where is the terrace?
- Two mirrored children's rooms would be nothing for me. (And they don't fit at all with the completely asymmetrical exterior views.)
- Generally quite large (e.g. 16 sqm master bathroom). If you absolutely don't know where to put the money, okay. But I would build a bit smaller. Especially since you also have to meaningfully fill the rooms downstairs with life.
- And in the first years, the children will always want to play where you are. That means they usually want to play in the living room. I don't really see that happening here either.
