Just discovered while looking at the exterior view that a balcony is still planned on the upper floor. What is it intended for? I don’t think children can make use of it. I find it unfortunate that the children's rooms are not fair: 2 have a balcony and windows on 2 sides, while the 3rd is situated between the bathrooms with only one window and that one facing north.

With a few explanatory words and a comprehensible separate calculation, that is definitely doable. What would be so bad about that? I cannot understand the problem, and with two building plots of 1400 m², swallowing frogs is incomprehensible. With the current planning, you exceed the building boundary, and given the ample space and far-reaching alternatives, I consider a waiver out of the question. The building envelope with a depth of 12 m is sufficiently large for your house, even allowing room for expansion. You’re just ruining that with the double garage. Why do you need the space to the west? The house could be one meter wider like this: The coupling of garage and house ruins many options. If this is an absolute "must-have," I consider the entire planning approach to be wrong.

The chimney does not extend into the upper floor yet, so it really is a recent "crazy idea" in the sense of: Oh, that would also be nice! Right? Then I would leave it out. You have the seating area at the kitchen island, the dining table, the living room... I don’t know if the area around the chimney would even be used?

I also think that 5 showers in the house are excessive if there is one in the basement as well, so I removed the one in the guest bathroom. Therefore, my suggestion goes in the direction (without having taken measurements into account, so whether the stairwell opening is enough for a landing, whether children's room 3 would then be the same size, etc.):

Although you do produce a lot of hallway space upstairs, as I just noticed...

Shoes do not clone themselves, nor do they teleport from place A to place B.
If you think, we are different and do it this way, then you plan accordingly. An architect can implement such ideas.

Did he study?

I don't want to believe the price. Rather higher.

I would honestly be afraid that my children would fall down the gallery. My daughter used to be such a climber, and you can't watch your children every second.

Best regards
Sabine
