Floor plan optimization / Division of ground floor in semi-detached house

Hello dear forum,

first of all: I am new here, so please forgive me if information is missing; I can gladly provide it upon request.
We are about to purchase a new semi-detached house (construction starting next year) and would appreciate your tips and comments. I tried to follow the guide, but I think it would be too extensive in my case, as I am only concerned with a detailed optimization of the ground floor rather than a complete redesign of the floor plan.

I have filled in what I consider the relevant information:

Requirements of the builders
Style, roof shape, building type – modern, pitched roof, semi-detached house
Basement, floors – no basement / 2 floors
Number of people, age / 2 x 35 years + future 1 - 2 children
Open or closed architecture – open
Conservative or modern construction – modern
Open kitchen, cooking island – a living kitchen with U-shaped kitchen or cooking island
Number of dining seats – 4 - 6
Fireplace – no
Music/stereo wall – yes, at least 2m wide
Balcony, roof terrace – balcony might still be planned
Garage, carport – yes
Utility garden, greenhouse – garden see floor plan

House design
Who designed the plan:
- planner of a construction company
What do you not like? Why? Living room too small, layout difficult due to current furniture

What is the most important/fundamental question about the floor plan summarized in 130 characters?
The house is built on a rather small plot (210 square meters). Therefore, the exterior dimensions are unfortunately quite limited. It was important to us to have a relatively large living/dining and kitchen area. However, this would only be about 41 m² in total here. We are actually quite satisfied with the layout of the other floors, so I have left this aside as described above.

The following furniture should fit here:
A U-shaped kitchen or a kitchen with an island (currently we have an island kitchen with the following dimensions:
Rear kitchen unit 3 meters wide / peninsula 2.10m x 1.17m
A dining table 2m x 1m
An L-shaped sofa 3m x 1.90m on the longest side
A lowboard for TV / system etc. approx. 2 meters wide

The following changes were also considered:
Remove the partition wall from kitchen to living area
Instead of 2 doors to kitchen + living room: one large glass door in the middle (1.60m wide)
Instead of 2 x 2m terrace doors a large 5m glass sliding door
Increase the clear room height on the ground floor from 2.61m to 2.70m
Washing machine / dryer in a storage room on the first floor

What do you think of the idea to integrate the staircase into the living room?
How would you integrate the kitchen into the room?
What other possibilities do you see to (at least visually) enlarge the room?

I am aware that the possibilities here are probably quite limited. Nevertheless, I look forward to your tips.

I hope for your sake that the 5m² utility room does not contain the entire building services in addition to the washing machine and dryer. Otherwise - without the other floors, I won't even start. :P

We wanted to move the washing machine and dryer to the storage room on the first floor. According to the developer, the entire technology is indeed supposed to go there.

I'll just ask away: The ground floor is really a bit tight and on top of that has an awkward layout that is hard to furnish. In this almost square floor plan, I also find the staircase somehow unfortunate. It also makes the rooms upstairs irregular. Would it be conceivable for the utility room to move to the attic and for you to use the ground floor only for the living area, toilet, and wardrobe?

I also don't find the layout optimal or easy to furnish. I think having the technology room in the attic is a good idea. I would need to check if that would be feasible. Would you recommend a different staircase design?

Only carport.
