We don’t want 2 sinks in the bathroom and are therefore considering placing the washing machine and dryer there.
Windows above the bathtub are also not very successful.
Additionally, the side windows in the living room will be removed so we can swap the dining table and sofa.
We would also like a door from the kitchen to the terrace.
Entrance is in the north, terrace is in the south.

Hello everyone!
We are basically satisfied with the design, but we are still not quite sure if everything fits well.
We are building for the first time and have no experience at all.
Therefore, we would like to hear your opinions on the design.
Maybe there are possibilities we have not yet considered, e.g. the living room could be bigger.

1 children's room in the north, but the bathroom faces south, which I do not think is good. Children spend a lot of time in their rooms. I assume children are planned.

For 4 people, I would plan 2 washbasins. Washer and dryer are absolutely not suitable in the bathroom.

The dressing room and utility room should swap their places. The passage to the garage is overrated and blocked due to lack of space.

Living and dining area is very small. Have you ever drawn furniture to scale?

I would plan a proper staircase to the attic. Storage room, expansion reserve.

What should be included in the budget?

And what about the floor area ratio etc.? Doesn't the development plan provide that?



Are you now planning with two children like in the design or with none as stated???

I am a bit confused about whether the TV hangs in front of the kitchen door... If you swap the sofa and dining area, where will the TV go then? It shouldn’t fail at the kitchen terrace door anyway, but the kitchen is also somewhat a waste of space – or is a kitchen table supposed to go there? Then it might get tight with the terrace door.

First of all, the utility room is very, very small. Definitely TOO small for a passage door to the carport: firstly, the wall area is needed for storage, secondly likewise. Thirdly, nobody needs such a pseudo-second entrance. Wearing muddy shoes through the whole house, nobody wants that.
On the other hand, the bathroom is quite large.
I would (if the dining area moves to the front) omit the wall that creates a corridor and only place a small corridor in front of the bedroom.
Swap utility room and dressing room. Then enlarge the utility room in the middle slightly towards the top of the plan. Reduce the bathroom, so slightly shift all rooms on the left side. Remove the window in the bedroom facing the carport, possibly place the wardrobe there.
Possibly do without a dressing room and/or still use it as a storage room.



The approach isn’t bad... but I would consider my suggestions as well as @haydees.

Definitely include furniture, e.g. kitchen table, if desired, and TV

We wanted the children's rooms to be next to each other, so one "has to" be in the north, but it also has windows facing west, so it’s not too dark.
The children should get ready in the guest bathroom, so one sink in the main bathroom is enough for us.
The utility room should definitely stay as is, since we want to be able to enter the house through it.
Furniture would fit in the living/dining room, however, that is true, it is very small.
We haven’t considered a proper staircase to the attic yet.
The budget should cover everything except furniture, we will take all of that with us.
Except for the kitchen, which would have to be included in the budget.


There is no development plan here, we only have to orient ourselves to the surrounding properties.
Yes, we are planning with 2 children, I will change that in the text.
The sofa would go in the upper right and the TV then on the upper left wall.
The dining table thus bottom left.
We have considered a small dining table in the kitchen, but don’t yet know if it will fit.
So we definitely want to use the utility room as our main entrance, it’s a bit smaller, but we thought it should still be sufficient.
Among other things, we thought maybe we could move the washer and dryer into the bathroom because of that.
We do not want to do without the walk-in closet.

WHY? Think this through. The house has no storage space, but it should have a passage straight through to the wardrobe. Even the bathroom is supposed to subordinate itself to this passage by taking on the role of dirty laundry storage.
And who does it make happy? No one. It only satisfies the thought "if I ever build, then with a passage from the carport, so I come home dry."
And? Is it raining right now???
The furnishing in the utility room is a farce.

I have nothing more to say about it.

Then place your front door on the side
The mini technical/storage room should still offer space for a door and walkway.
With dirty shoes through to the kitchen at the other end of the house, 1 hour later, barefoot from the bedroom to the bathroom through the dirt

Building small is fine, but then simply some things don't work.
Walk-in closet out, bedroom a bit bigger, bathroom a bit smaller. Bedroom to the bathroom and you have a master bedroom en suite

Proper home technology with space for laundry (children, by the way, create extreme piles of laundry)
Entrance next to it

Take another close look at your living room and kitchen and consider YPG's suggestion. Your living/dining room will be as large as ours in the old apartment. Fine for two, too small for three, for four I don't even want to think about it
