I am still not clear on how the garages will be positioned? Is the basement the living level?

To be honest, I only like straight staircases if they also have space in the room to make an impact and are executed in an aesthetically pleasing way. During our construction, we also considered all possibilities and at one point even thought about a straight staircase. However, it became one that fits the room and since it was supposed to be in the middle of the open space, it was important that we liked it; and we do! If the shown floor plan is pleasing, I would From which apartment and which room should the view be, and what is the reason you want to look onto the terrace? Currently, it would be the children's rooms, right? The children would certainly like a glass floor. If you have the financial resources for it, I would rather improve the equipment, e.g. with terrace roofs, blinds, or air conditioning, as that really brings comfort benefits. For the parents, depending on the view, I can also imagine a horizontal window band in the bedroom in front of the bed. Currently, it looks a bit shifted, and maybe the children’s rooms could be located elsewhere, not directly facing south, because children don’t sit for hours drinking coffee in bed and looking out into the greenery, but we adults do. If they really lie next to each other (I saw the terrace on the west side in a plan image, right?), I would change that; it is better for both sides, although you can see/hear each other but you don’t have to. An outdoor kitchen doesn’t solve that. For me, just knowing that someone is sitting right next to me (maybe even unknown visitors) would already make me feel less free. You then speak more quietly... I don’t want that. With my parents, it was such that they lived on the upper floor and the roof terrace was directly above our terrace. Because we then had a glass roof, the issue of noise (talking to each other) was solved, but the feeling that someone could just look down from up there was not good, especially when I had to sell the upper floor later. From that moment on, it was clear to me that I would move out as soon as possible. But we had a very mutually considerate relationship with the parents, I don’t want to think about how it could be otherwise. So: I would not do the terrace like that. I also see many possibilities for openings in the windows as well as a seating window with a bay window. Have you looked more closely into the effects of controlled residential ventilation? We have control ventilation for the first time and I would prefer fewer openings and more fixed glass in my large windows because you generally have good air inside. On the topic of seating windows, we already had discussions about this; here, I would also carefully consider the additional costs / actual use + function and check whether it is just a nice (expensive) gimmick.

I would implement the two bay windows without a bay if you absolutely want them. The bay windows cost unnecessary money and are a hindrance in case you want to install a roof over the terrace.

Yes, the plan is from a house builder; they currently seem to have capacities available, so there was this draft already without heights and contract.

The placement of the garages will be tricky, a double garage for the father-in-law is almost a must. I also think a carport is likely. I placed the garage like that because ideally, a driveway on the garden plot should remain free upwards. It is currently still outside the development plan, so it needs to be checked again.

It’s not about looking onto the terrace, but rather about when you enter the front door upstairs (sleeping floor, private), you are directly led to the living floor downstairs.
The sight line with a straight staircase would be nice for that, but I currently also think that is impractical and we don’t have the right floor space for it.

A terrace roof with glass walls is planned at least for the seniors; that would dampen the sound somewhat, but yes, with this plan you do sit close together, so maybe increase the offset there?

Regarding the windows, we also tend to plan quite a bit of fixed glass and to forgo some floor-to-ceiling windows. Likewise, the window seats are generally on the chopping block. (We said once during the meeting that something like that would be nice.)

I also built with a granny flat for the SW parents. However, I would only do it if it is actually the SW parents.

Garage in the [Asssenbereich] is hard for me to imagine. But it is also not necessary. It belongs on the northern boundary if the site allows it.
