I seem to no longer be able to edit the first post, so here is the new version of the location of the house with the current plan.

Thank you very much for the additional hints. I will address them tomorrow.

My opinion: you are positioning the house on the plot almost as unfavorably as possible. The driveway is probably in the southwest corner? Where is the garage or a parking space supposed to go? I would move the house towards the west, to both keep the access path shorter (paving costs money and reduces your green space) and to reduce the connection lengths of the utilities.

Yes, to be honest: as far as house positioning is concerned, this is pretty much the worst-case property imaginable. North orientation and on top of that the driveway necessarily in the south to southwest. You should first mark the parking spaces and driveway outside as well as the furnishing inside.

In the living room, I find the long windowless wall on the south side a bit too windowless.

I just wanted to check what is stated under "restrictions," it says: and in the site plan, parcel 14 could be this said street. This naturally raises two questions: 1) why is the property cut with an access to the street in the south if it also has a street in the north; 2) if the street in the north requires a 5m distance—normally typical for one you drive out onto—why is there no access there? The house looks to me in the site plan as if it is placed for a maximum southwest garden; and the floor plan rotated so that the living room faces as far south as possible. I suspect the entrance in the underlying standard design is where the WC is now.

We are aware of the through traffic in the kitchen and do not find the situation bad. On the contrary, we currently live in a very open apartment where the kitchen is always visible from the living/dining area. We have had no problems with this so far and would like to have it just as open in the house.

We intentionally did not plan a door from the hallway to the living room in order to preserve the available space and maintain flexibility. We are aware of the long way from the door to the living room and are absolutely fine with it.

The note about the terrace sliding door made us think again. We will create a design in which the sliding door is part of the extension.

We will also reconsider the staircase with two alternatives: rotate the staircase 90° clockwise and move it all the way to the top. Additionally, a version with a two-part staircase that turns around the corner.
This will also prevent the children's rooms upstairs from being so narrow, as it results in a different layout.

Thank you very much.

& The first drafts were designed exactly as you described. We consciously decided against it because, as writes, we want a maximum southwest garden. Additionally, we want the terrace to be somewhat protected and not so close to the front door. There will be an attic that is intended to be used as storage space/warehouse. In addition, there will certainly be a garden house, etc. In our opinion, drying laundry should work in the utility room, there are creative possibilities.
