Just a note: forget about drying the laundry in the utility room. You simply don't have enough space for that. With the gas boiler, the electrical panel, the ventilation system (?), and the washing machine (with dryer), the space is pretty full. Maybe also a shoe rack and a small cabinet for the vacuum cleaner, cleaning supplies, and tools that you simply always need around the house. Whether you absolutely need a room for drying laundry because of this is something you have to decide. We definitely don't need one. We have a dryer (in winter) and in summer the drying rack outside.

I would use the entire attic as storage. You will need the space! Especially with 2 children, a lot of stuff accumulates, even if you regularly declutter.

Yes, as storage, if you need it. But please don’t think that the attic can be used for everyday items like tools and cleaning supplies, sports equipment, or similar. Anyone who knows this situation with an attic ladder will want to move out of the house again or use the office as a storage room. You also don’t just carry laundry up a makeshift ladder like that.

Oh, those are supposed to be the purlins? Well, what do I want with them in a floor plan? There is surely a separate plan for the roofer.

What I also noticed: I would move the exterior door of the technical room towards the bottom of the plan. The walls in this room are needed for lots of installation stuff. Behind the door, there will definitely have to be some kind of cabinet, shelf, or connection piece. In front of and next to the heating unit, there need to be free spaces that must not be obstructed anyway. If a door opens into this free space, it’s not so bad. But if the door makes the wall space unusable, you’ll be annoyed.

Definitely that. Our camping equipment has been lying in the hallway for a week already because nobody feels like hauling it upstairs. Everyday items belong in the storage room or basement.

Even with a normal staircase, you think about what you carry up. Ok, it's the same with the basement. But with children, a lot adds up. Clothes, baby bathtub, playpen, etc. Everything that is waiting for number 2. There needs to be enough storage space for everyday things from cleaning supplies to hammer in the living area. I'm in favor of a normal staircase to the attic. Boxes with Christmas decorations, empty suitcases, camping gear, etc. are terrible to handle with these pull-down stairs. I think the pull-down stairs are okay if someone has to go up there for maintenance purposes. We even had the trampoline set up in the attic in winter.
