When I think of ecological timber construction, I think of timber studs with wood fiber insulation (also for the roof), according to EH40 + QNG. I calculate the construction costs for the house, garage, and technology at 550k. 100k of the budget is allocated for the rest (connections, outdoor facilities, etc.).

That's not enough for you. We have a very similar design with 3 children's rooms and can manage about 540k for the house without the base slab. Without gimmicks, 500k was possible for EH40 and wood fiber. The garage, as it is in the plan, would probably also be timber stud and certainly cost at least 50k.

PS: Why actually according to KfW-40 standard with QNG? Are you referring to the KfW program 300? I wouldn't rely too much on that. Our financier says that the banking rumors assume that the programs will be stopped sometime in January due to the 2025 budget.

Yes, we have considered KfW 300 and therefore took KfW 40 + QNG as a starting point. But to be honest, I haven’t calculated yet whether it would even be worthwhile. Without KfW 300, QNG would definitely be the first to go and then maybe the question of the ventilation system arises.

I calculated it: With our financing including a 170k KfW300 portion, that amounts to about 100-150 euros per month. Not the world, but I would definitely make sure not to plan too tightly. QNG was not worth it for us.
