As already mentioned by Yvonne, HBO § 6 ABS.10 applies. That is the rule and it is relevant. Furthermore, the covered terrace on the opposite boundary is, in my opinion, not permissible. The draft is cobbled together without basic knowledge of the permitted development. I would call that a waste of time. We are happy to discuss serious designs from your architect with you, but the plan from #1 is "not relevant".

What are the opinions on a secondary entrance from the garage directly into a cloakroom? Or should it rather be through the utility room because of its function as a mudroom?
