We submitted the building application 4 months ago and it should be approved within 2 weeks. The tender was conducted a month ago with the first working plans (post #53). According to the architect, the changes do not require a new application or a new tender. I don’t know if others feel the same, but to me the hurdles for last-minute changes in our setup seem significantly lower than, for example, building with a prefabricated house builder. One has to keep a tighter rein, or need an architect who can rein you in again. Ours is just very relaxed about that...

Yes, texture changes (and not all changes require such) do not require a new building permit application, and only moderately delay its processing. However, I advise against submitting the building permit application at a still partially immature stage because of this. Nevertheless, I am happy for you if you manage it without regrets. Quantities and volumes often change only insignificantly. A classic example is pure shifts of masonry openings for doors or windows, which are completely cost-neutral.

The architect is relaxed at the client’s house. Prefabricated builders are logistically very intolerant of late change requests. Such changes actually become "dangerous" only with general contractors having a high or even highest proportion of subcontractors, where they regularly lead to knots in document management and installers work according to different plan versions than the masons.
