Hello everyone,
based on the attached floor plan ideas from the construction company, we have come up with and drawn our own floor plan. Before we take the next step to the planner/construction company, we would like to hear your assessment.

Plot size: 1206 sqm
Slope: Height difference from south (terrace) to north (street) is about 2-3m. By the way: Who carries out a height survey? Is this done with the soil survey?
The construction project must "fit in" according to §34 BauG. The building authority would like a "green strip" in the north - the preliminary building enquiry has been made in this regard. Consent from the neighbors has been obtained.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
- How can the circulation area in the bungalow be kept as small as possible in practice while still making all rooms accessible?
- Why are L-/corner bungalows always found among the example bungalows? Isn’t that unnecessarily more expensive?
- How is the floor plan in terms of noise from the street in the north and inside the house itself?
