But – I am also sometimes lazy, it *could* have been that KFW 55 was desired, plus one or the other equipment detail or even clinker bricks might have been added and then I might have had to recalculate. This way it’s much more relaxed for me

Without going into detail, I also think there are too many rooms that do not exactly emphasize the spaciousness of the house. Perhaps consider whether every parent really needs a separate study. Unless the tax office grants something, a niche (e.g., in the hallway on the upper floor) is sufficient. In times of laptops, people tend to work more from the dining table and only need a small room for the printer. If necessary, I would set up a workspace in the attic and allocate the gained space on the upper floor to the children. Also, the bedroom could be designed a bit more generously... I find the parents' area on the upper floor somewhat cramped. There won’t be much space between the bed and the wardrobe, so the only access to the parents’ bathroom would always be a bit of a challenge if two people are getting ready in the morning or evening (at the moment, you could also crawl over the bed ). The 45-degree angles also make the floor plan look somewhat like a labyrinth... Even the view when coming up the stairs to the upper floor would be too confusing for me. The rough layout, designing the house in an L shape to be somewhat protected from the street/driveway to the south, I find good!

Personally, I find it quite strange that your architect did not already consider the later drainage in the design planning


These are values created by architects based on their tables; often not in line with the later reality of the offers. If the "special component" is supposed to be the third gable, then I would like to see the builder who will create it for you at this price. But maybe your architect actually means just the pure material (bricks)

Plot: €80,000
Single-family house on a slab, as a KfW 70 efficiency house: €275,000 (turnkey)
Additional construction costs: €35,000–40,000
Painting work in general contractor: €10,000
Floor coverings in general contractor: €10,000
Outdoor facilities in general contractor: €10,000
Carport: €8,000
Reserve for extras: €10,000

Estimated total investment: €443,000


The problem will be to accommodate your space requirements in a smaller floor plan; but with a creative architect, nothing is impossible


For that, I consider the item "reserve for extras."

Just throwing a question out there:

I once read and several architects mentioned that you can estimate pure construction costs for the enclosed space of a normal brick-faced single-family house with the 2009 Energy Saving Ordinance and normal standards at about €300 per cubic meter of enclosed space (including the architect's fees). Translated to our case, that would be about €230,000 for 765 cbm, or am I mistaken?

In my opinion, there would then be about €40,000 in ancillary construction costs (building permit, development costs, surveying, soil report, outdoor facilities, insurance, carport) as well as the land costs of €69,000 plus property transfer tax, notary, land registry (= approx. €80,000).

All in all, that would put us at €350,000 plus the additional costs caused by the wood-look tiles that are to be installed by the construction company.

Are the wallpapering and painting costs done by ourselves actually included in the ancillary construction costs, or what further expenses would we face?

Many numbers, many questions. I'm slowly starting to believe that we need to significantly downsize the house :-(

Hi

we are also building 2 1/2 floors, but with 2 full stories. Nevertheless, our architect gave us an average price of €370 per cubic meter ([KfW 70 on slab]), which would significantly increase the entire calculation!

But otherwise, our project is similar to yours. Entrance on the east side, street on the south side. We will have terraces on both sides of the house. Since we will have 10m of garden on the south side and 15m of garden on the north side. On the west side, however, we only have a boundary distance of 2.50-3m.

Regarding the floor plan:
Do you really need 3 multipurpose rooms? Office, guest, and playroom? We have these 3 functions in one room. Guests don’t often stay overnight, working from home is rather rare, and for other PC work and files, we don’t need a separate room. Therefore, primarily just a playroom for the 3 children, who will each have about 16-17 sqm rooms.
But if you need the space, well then.
I would swap parents and office on the upper floor. Accordingly, also the bathrooms + utility room. This way, everyone has their own area.
Or for simpler drainage, all bathrooms and utility room where the parents' bathroom and bedroom are now. Parents into the current office, office into the current utility room and shower bath. This also creates a separation between the parents’ and children’s areas.
