I didn’t suggest enlarging the living room, but moving it. That means the square meters have stayed roughly the same for me. Size always has something to do with how it is divided. Our rental townhouse living room was "larger" at 26m2 than this one. We had much more room to move because it was laid out completely differently. And THAT is what makes size. Not the square meters, but the layout. And the way this living room is laid out, it is simply too small for a family of four. No space for a proper couch, to get to the kitchen you have to squeeze past the couch and the fireplace. 3-3.5 meters of distance from the couch to the TV is too little, a width of about 3.50 for the dining table is okay, but then you can no longer open a terrace door or want to put a sideboard there. To even get to a terrace door, you have to awkwardly pass the dining table, couch, and fireplace. And that’s not cramped? Sorry, I’m not the type for big living rooms (our future one is also “only” around 38), on the contrary, they can be small and cozy, but they should be well laid out and not cramped.

And yes, there is a big difference between just renting and owning a home. If I don’t like something in a rental apartment anymore, I look for a new one. With a homeownership, it’s not that easy.

I honestly don’t even know what your real problem is. We are here to possibly point out "mistakes" in a floor plan and give tips on how you might do it better. I haven’t insulted anyone or anything else. Besides, the OP themselves is struggling with the living room being too small.

But okay, if you think I’m arrogant, then I’ll let you believe that. I know myself better.....

I would not put an extra door into the living area. Rather, the installation area for the wood stove should be kept free there so that it does not extend too far into the room. And the passage by the dining table should remain clear, and a stove should not be too close to the dining table. If the stove is on, it can quickly create very uncomfortably hot spots at the dining table.

I also would not necessarily move the wall to the study. If you want to keep the option of a guest room or possibly even a bedroom open, no bed would fit otherwise. And the room generally becomes quite narrow. It is already only just under 290 cm wide.

My wife has already strongly advocated for "her" workspace and is now happy to have more arguments. So it will stay with these room sizes.

The T will be removed from the bathroom. It takes up too much space. Maybe it will look something like this (bathtub 1.80 meters long, knee wall above the window side 2 m).

There are also small rules to follow in the bathroom. For example, the window to the left of the sinks, so that right-handers get suitable natural light. You could build a wall and place the shower behind it. Radiators next to or near the shower. Do you really need a privacy screen at the toilet?

Hello,

sounds very good and above all fair in my opinion. But as already mentioned, I would also consider enlarging the living room because otherwise it could get quite cramped with the whole family (and when visitors come). Areas like a storage room can still be arranged separately with cabinets if necessary or alternatively the basement can be used.

Nevertheless, I would also get other offers, even if this one is already very good. There are a variety of providers, so I am sure that there will be further offers and possibilities that you might like even more.

Hello,

you have almost the same floor plan as we do. In our case, the kitchen and living room are swapped...

What I also noticed: Isn't the staircase too steep?? With similar dimensions, we have 17 steps, but I only counted 11 steps in your case!?
