Floor plan design single-family house on a slope, granny flat, double garage

Good morning dear forum members,

we received the first draft of our single-family house over the weekend and are initially very happy about it :) We would like to share the first sketches here to get feedback from experienced home builders.

A few notes:
Due to the sloping terrain on the property, we will build with a basement. There will be space for a separate apartment / my wife’s alternative practitioner practice. An office on the ground floor or attic is absolutely necessary as I regularly work from home (even before Corona). We are currently planning a house for 3 children. For more space, an extension above the garage is possible. The heating system will be a ground-source heat pump. Our plot area is about 1200 m².

I would also like to provide some information on the price calculation. We received the following estimates from the planner: KFW 55 house Residential building: 1,145.917 m³ x 350 €/m³ = 401,070.95 € Garage: 511.66 m³ x 175 €/m³ = 89,541.55 € Additional construction costs: 30,000 € The calculated values for the residential building do not include costs for interior fittings. Also not included are personal contributions.

I don't see a Heilpraktiker practice here. Waiting room? Customer toilet?

What own contribution do you want to make?
At least 100 - 150 k are missing

The practice gets the garden access, the living area with 3 children gets a terrace why?
Where is the third children's room?

Draw existing or desired furniture to scale in the plan. Do not forget the clearance area around the table.

Thank you very much for the initial feedback.
I would like to explain this as follows:
The waiting room is accessible via the staircase/hallway. It is marked as hallway/closet in the picture.
Opposite the hallway is a complete bathroom which is suitable as a "customer toilet."

The actual practice is intended to be located in the kitchen/dining/living area. The rooms can be separated if needed so that up to 3 treatment rooms could be accommodated here if necessary.

Thank you for the feedback. I am initially trying to get mainly feedback on the floor plan. The budget is secondary for now. We are orienting ourselves here on the cost factor of siblings who built under similar circumstances, with the same planner, etc. But regarding your feedback: Due to the slope, the garden access from the practice can hardly be arranged differently. The garden should also be accessible from the terrace (small path or something similar). The third children’s room is located in the attic. Compared to the two “large” (too large?) children’s rooms, the small room is between the bathroom and the parents’ bedroom. The tip about the movement space is good. We hadn’t really considered that before. The practice test will take place directly this evening. :)

For Bavaria far too cheap. The ancillary construction costs alone don’t fit. Where are the earthworks? The disposal? Outdoor facilities, retaining walls, etc. Remember that in recent years there have been double-digit annual price increases for construction costs.

A path or stairs is no substitute. Dad, I’m thirsty. The diaper is full. No quickly going inside and the rest is watched out of the corner of the eye. Longer walking distance, longer out of sight. It’s more comparable to a playground visit. No eye on the children while cooking, but children’s noise in front of the therapy rooms. You also want privacy for yourself, the garden is living space. You wouldn’t come up with the idea to put the practice next to the bedrooms.

Do you need the practice in that size? Do you need the rooms under the garage or is it just there because it’s there?
