The small "windows" facing the street are supposed to represent basement window wells :) I didn't find anything better in the program. It's not perfectly traced like the original, but I had to set it up, otherwise I can't imagine anything under the paper plan.

(The living room also seemed a bit small on the plan itself, but after I really furnished it with a massive sofa, it seems big enough for us)

The street area is generally indicated a bit higher than the property area. Is the street already finished? Maybe there are one or two photos of the property with a view of the street.

Are there no elevation drawings from the architect? Also regarding the height situation etc.

There should be 5 m in front of the garage - right? From the garage front to the kitchen front in the east, the house is 15 m. But the building envelope is only 15 m, however with 3 m to the street.

No, the street/canal will only be built in spring/March is when it should be finished. It is the same company that also sells the plots there/has built some of them with semi-detached houses and 3-unit condominiums. The architect who also builds the houses for the company works for this company. He therefore knows the site very well, which was immediately very likeable to us.

The garage will comply with the requirement of 3 meters to the street, we could also move the garage closer to the boundary, but we think 3 meters is a good distance for the garage, and there’s still space for a car to park briefly in front of the garage for washing :)

The little bit towards the street will probably be filled in, as far as I understand. You basically get soil for filling thrown in there for free.

Between the garage and the street 3 m ... no car fits there.

At some point earlier you had written that between the garage door and the street there must be 5 m, which also makes sense regarding a parked car.
