Yes, a maximum of 2 floors, on the valley side 3 floors may appear, so on the ground floor at the street entrance, in the garden at the basement exit would probably be optimal due to the slope.

We actually want to have the bedrooms on the very top, so that you can leave the window/balcony door open at night in peace without anyone being able to break in.



My husband wants the L-shape because we are building in a settlement area, but he would have preferred to be more secluded; through the L-shape one hopes for the desired quiet. The building authority head said the basement is almost unavoidable due to the slope.

I have now uploaded the plot plan with building restriction lines (you may build within them) and the elevation plan. There are currently no neighbors, 3-4 houses are being built above us, 3-4 houses next to us. In front of us is developed but since the neighbor is far below, you can hardly see him. SP is the grassland, which of course may not be built on.

Unfortunately, I have to completely change my plan anyway because I found out that you not only have to step down 1.5m at the front but also on the left/right sides (to keep the entire building slim). Only on the west side (towards the street) do you not have to step down. Annoying

Well ... is the whole area up to the SP your country? It would make sense to mark one or two routes with meters.


What on earth is supposed to mean "eintreppeln"?

Indentation, meaning that the upper floor then becomes a kind of staircase with the ground floor. It is prescribed there. I did not know the term before visiting the building authority.

So, the part with the 15-meter deep building window is your building plot, the SP is garden land? Street in the west? You can't avoid a basement... so the property slopes down to the southeast? Do you also have to step back if you don't place the house on the building boundary? The development plan is not entirely clear to me... In any case, you should think in 3D when planning, and not just plan. A garage and usually a hedge can also shield from the neighbor :)

Yes exactly, this is building land plus green space with the specified building flood lines on the development plan.

Yes, the plot slopes down towards the south/east as you can see on the elevation plan. Terracing is definitely required no matter where you build within the building flood lines due to the local appearance, 1.5 meters towards the east/south/north (but not towards the west/road).

I have now created a new plan with the correct wall dimensions, properly terraced the upper floor and tried to design the living room better. This has resulted in a larger hallway compared to the first attempt. However, I like the living room better now. Upstairs I find it acceptable; I have now omitted the dressing room.

The children's bedroom has now become larger than the parents' bedroom. I could swap the two, but then the children’s bedroom would be next to the bathroom and I think that might be rather impractical for the child? Because of noise at night, toilet flushing, etc., if the parents go to bed later.

Overall, I had to become larger now, from 150 sqm of living space to 160 sqm so that the ground floor is big enough to still have enough space upstairs by setting it back.

Is there a road access from the east? Or do you want to get to the garage from the south?
