Hello everyone,

I am planning a two-family house near Augsburg. There should be 2 apartments, each with about 100 sqm, stacked on top of each other. I have now received a rough plan from my draftswoman. What do you think about the room layout? The plot is 600 sqm and is longer than it is wide. It is supposed to be built with a double garage and a basement. I currently prefer option 1, although the missing second children's room (for renting out) might be a problem. What do you think? I will live in one apartment myself, and the other apartment is initially to be occupied by my parents. In the long term, it may then be rented out.

I would appreciate suggestions for improvement.

These are very few initial information for a serious answer to a question: For me, both designs would be immediately out, as they both have an endlessly long darkroom as a hallway. I did not look any further because that would not be an option for me in a modern new building.

You can gladly tell me how to reduce the hallway to create more space. The staircase should definitely be on the east side of the house, as the entrance and the double garage are located there.

We have a pinned post in this area. It would make sense to follow that. For example, there would be a site plan included, where you can also see how the property and the house location fit together. Where, for example, terraces, balconies are, how the orientation is, etc.

Just as a side note. The living areas are about 106/107 sqm in one variant and just under 110 sqm in the other variant, plus the stairwell.

Does the property allow this type of construction?

I agree with the statement about the long hallway and would add that, for example, the bedroom variants with 18 to just under 20 sqm are quite large, but do not allow for a 3m wardrobe.

It generally makes little sense for the forum to focus solely on a limited section of a house. To get good answers, you should present the entire project; for this, there is the much-cited questionnaire. The more information you provide, the more you will get out. You can live anywhere and in countless ways, so you need to know the context of the respective inhabitants to be able to comment on it. Would you like to post your project here?
