first of all, thank you for the feedback.

Which windows exactly do you mean? We are still not satisfied with the windows in the dressing room, pantry, and bedroom ourselves.

The tiled stove is only in the living room, not in the children's room. The X in the children's room marks the continuous chimney. We didn't know how to depict it in a plan and therefore roughly calculated 1x1 meter.

We will reconsider the purpose and function of the access from the garage to the cloakroom and the sliding door.

We really like your modification regarding the bedroom and the dressing room. We would like to keep the bathroom with a south/east orientation instead of north/west. We have placed the bedroom towards the east so that the sun can shine into the room in the morning.

On the upper floor, we want a balcony along the entire south side; the bay window is integrated below and should contribute to a nice exterior view.

Additional costs are financially planned.

We think the idea of arranging the access to the bedroom through the dressing room is great. We will change the windows from the ground floor to the bedroom to be mirrored.


How would you change the room layout on the upper floor to make it more harmonious? However, all rooms should be retained.

But not necessarily in their distribution between the ground floor and the upper floor: is two offices really necessary just because a guest occasionally stays overnight downstairs?

Pretty much all of them. The whole thing can already be called a town villa. The exterior view should fit accordingly. For an elegant exterior, sometimes one sacrifices a piece of wall or a window here and there. But I usually plan the rooms first, then the windows, and then I adjust the rooms to the windows and the exterior view. You can do a little trick with "problem windows," for example by making 3 small ones side by side instead of one large one. If nothing else helps, you ask the painter to skillfully highlight the windows with color.

I plan a chimney with maximum outer dimensions of 60x40cm. But that is already double-flue. Normally, about 40x40 is enough. Ideally, you hide half of it somewhere in a wall.

I can understand that. We have that too. Lovely when the sun rises and you get to the bathroom early!

Full width? Really? I would reconsider that. Firstly, I wouldn't find it pretty but rather bulky, secondly, in the house you actually use the balcony mainly to air out beds and otherwise prefer to go out into the garden, and thirdly, you'll shade your living room.

No no, a chimney is not a wall, even less load-bearing, and should be decoupled from the rest. Otherwise, there will be noise. You place it against a wall. Nothing more. It does not replace a wall.

Nevertheless, you are of course right if you consider it as 40 x 40 in the layman’s sketch.
