Staircase too small Instead of a dining table, only a beer garden table set fits The staircase positioning there looks like a foreign body Fixed glazed windows who wants to clean them? Why not normal ones? North orientation 6 months a year more artificial light necessary (we have northwest orientation I know what I'm talking about) I don't like the upper floor better than the ground floor. Where should one start? Everything changes anyway with a proper staircase What is included in the budget?

The knee wall would be where the bedroom is, so on the south side.

I am in the office and currently cannot access the plans. I took a Google Maps photo and marked the property in red. Maybe this helps to clarify why everything faces north.

, the way you put it makes me think. That really makes sense, bathroom above bathroom and so on. We won’t leave the floor plan as it is, but that’s what the forum is for – to bring you back down to earth.

@all, open and harsh words as so often here. My wife is now totally angry with me because I posted this here since she already expected this blunt, harsh, honest criticism. The kitchen will probably remain cold for me today :-(
But it’s not that bad, nothing has been decided or purchased yet, except the property.

The budget includes the house + foundation slab.

Outdoor area, garage, ancillary construction costs are not included?

Windows on the north side are energetically nonsense. Even triple glazing won't help. I'm curious how you can comply with the [Waermeschutzverordnung]?

I suspect a woman would want it similar to the Fingerhaus model house Neo in Hannover. There, the staircase is in the dining area and not in the living area.

With the square meters for 2 people and a sparing room program, more is possible. You are building for 2 people, so the planning can include more show and high-gloss magazine look.

You need more light in the house.

Take the utility room to the west.
The kitchen moves upwards towards the south. South and east windows.
I would use the staircase as a design element and room divider, integrating it between living and dining.
Dining gets enough space, proper east windows and a sliding door to the north.
Living needs more western light, possibly giving up the northern sliding door for that.
In your plan, you have 3 possible seating areas where you can be independent of each other, only the Tupperware party in the dining area doesn’t let you listen to music quietly either in the gallery or the living room, you watch football with your buddies and your wife has to go to the bedroom to make a phone call in peace.
